Where to start The Little Tea Room lead
The lead can begin or advance through different discoveries, so follow the objective currently shown in your journal rather than looking for one mandatory trigger.

- Wyndham Village route: Neoseeker’s walkthrough says collecting the “Nip This In The Bud” note in the back of Village Hall triggers the lead. Neoseeker’s walkthrough also describes a route that begins by digging up the Underground Cache beside the Boathouse, which can skip ahead to a later objective.
- Slatten Dale route: Gamer Guides describes finding the “Farewell, Doctor” note in a Slatten Dale cache. Its reference to “June of the Little Tea Room” introduces the lead. Gamer Guides’ walkthrough recommends a Metal Detector for finding that cache.
If one of those notes or the Boathouse cache is already in your inventory or journal history, continue with the next step your objective indicates.
Find June’s Key in the Tea Room
The Little Tea Room is a burned-out, overgrown white building in Wyndham Village, east of the Village Green and near Village Hall. Gamer Guides places June’s Key beside a skeleton on the second floor and recommends entering through a second-story window.

Entering the Tea Room counts as trespassing, and Protocol soldiers patrol nearby. Neoseeker advises waiting until the area is clear before going in, so watch the patrols and avoid starting a fight if you want a quieter approach.
Use June’s Key on the Lockbox
Return to Village Hall and open June’s Lockbox with June’s Key. Gamer Guides reports that the box contains “June’s Errands,” a note pointing toward planting flowers by the Boathouse ruins. The precise note sequence can differ depending on how you encountered the lead; Neoseeker’s route also involves the “Nip This In The Bud” note in the Hall.

Locate the buried Boathouse cache
Search the Boathouse ruins in Wyndham Village for the buried cache. The walkthroughs place it at approximately 35.6E, 82.8N. A Metal Detector helps locate it; the coordinates are guide-reported rather than independently verified.
Gamer Guides reports that the cache contains “Protocol’s Secrets” and “June’s Diary.” Neoseeker says collecting the Protocol note advances the objective. Read “Protocol’s Secrets” to pick up the lead toward the Protocol Workshop in Skethermoor.

Reach the B.A.R.D. safe room
The Protocol Workshop is at approximately 38.0E, 77.4N, according to Neoseeker. Gamer Guides’ route through the bunker is to move past Protocol patrols, squeeze through a bathroom vent, locate Windfall and a keycard, then use another vent to reach the B.A.R.D. safe room.
Entering the safe room completes the lead, according to Gamer Guides. Its reported contents include crafting materials, B.A.R.D. crates, and Training Stimulants. Neoseeker also describes Windfall’s corpse and notes in the vent area. The coordinates, route, and room contents here are walkthrough-reported details, not claims of firsthand verification.
