Set the lot as a Residential Rental, assign rooms to separate units, mark your household’s unit as its Home Unit, then move other households into the remaining units through tenant applications.
Set up a Residential Rental
- Change the lot type. In Build Mode, open the lot-type selector and choose Residential Rental. EA also documents purchasing a Residential Rental by phone or through the Owned Businesses panel in Live Mode. You can convert an unowned lot or a lot where Sims already live. See EA’s Residential Rentals setup guide.
- Assign rooms to units. In Build Mode, select a room and use its dropdown to assign it to an existing unit, create a new unit, or designate it as shared space. Assign at least one room to the first unit before creating additional units. Use the Unit Configuration panel to name units and update their bedroom and bathroom counts; set the active household’s unit as Home Unit. Unit outlines can help you see which rooms belong to each unit.
- Set the rental terms and choose tenants. For a unit, create a Tenant Agreement and set its rent per day, lease length, and rules. Rent due is calculated weekly on payday. Review Tenant Applications and select a household to move into the unit.
- Access the other households. Use Manage Worlds or the Switch to Household interaction on doors on the active Residential Rental lot. Switching between units triggers a loading screen. Sims living in different units can still use objects in shared spaces.
How many households can live on one lot?
Electronic Arts’ For Rent FAQ with Devs states that a Residential Rental can contain up to six units, with up to eight Sims in each unit. EA also lists a maximum of 99 units per save and the cheat bb.increaserentalunitcap on/off for changing the per-lot unit cap. These are EA-published game limits, not independently tested figures.
What if you do not own For Rent?
You can build separate-looking areas on an ordinary residential lot and use doors or layout choices to suggest separate homes, but that is a roleplay approximation. EA’s guidance documents independent units and tenant management through the Residential Rental system, not separate household management on a regular lot. The distinction is that Residential Rentals are designed for multiple households on one lot, while a divided regular lot does not provide the documented unit and tenant systems.
Rules and restrictions to know
- Some lots are excluded. EA says Residential Rentals cannot be built on Sulani Waterfront lots, penthouse lots, vacation worlds, or hidden lots such as Jungle Adventure, Batuu, and Outdoor Retreat.
- Existing apartments are a different lot type. City Living and Eco Lifestyle apartments remain distinct from Residential Rentals, although Residential Rentals can be placed on lots in those worlds.
- The owner can live on-site or elsewhere. When a Residential lot is converted, the owner household becomes the Property Owner Household. It can occupy a unit alongside tenants or live on another lot and manage tenants by phone or by traveling to their unit.
- Unit ratings can affect tenancy. EA Help describes ratings on a five-star scale and warns that low ratings may lead to a Tenant Revolt. Rental-unit events can be turned off in Pack Settings.
EA introduced the feature in its November 2, 2023 announcement as a customizable multi-unit dwelling where multiple Sim families can live on the same lot. The feature is part of The Sims 4 For Rent Expansion Pack.
