How to Build a Town in Manor Lords: Roads, Burgage Plots, and Markets

Build a compact Manor Lords town core with connected roads, carefully planned burgage plots, and a marketplace close to homes and storage.

Build a compact, connected core first: lay roads between homes, storage, and work areas; place burgage plots where their placement previews suit your plans; then put the marketplace close to the homes and storage that will serve it. Expand around the terrain and the town’s actual needs rather than following a fixed grid. Road access helps hauling, but it is not required for a building to function.

Start with a connected road network

Lay a simple road spine through the area where you expect the settlement’s first homes and essential buildings to sit. Connect the core so people and handcarts have direct routes between workplaces, storage, the marketplace, and burgage plots. The Manor Lords Official Wiki’s buildings reference describes handcarts as extremely slow off-road, making roads an efficiency tool. It also says buildings can function without a road connection, so treat a road as helpful access rather than a universal building prerequisite.

A compact core is easier to serve than a scattered cluster: it gives you a clear place to fit homes, storage, and a market, while leaving room to extend roads as the settlement grows.

Place burgage plots with their future use in mind

Burgage plots are the settlement’s primary residential buildings. Their levels contribute to settlement progression, and their footprint can determine whether you can fit another living space or a backyard extension. During placement, inspect the indicators for the main dwelling, possible extra living space, and possible backyard extension before confirming the plot. The official Burgage Plot reference explains these placement indicators.

Draw each plot for its intended use and leave enough rear space for any extension you want. Plot shapes and footprints depend on how you draw them, and the official buildings reference says burgage plots cannot be moved after construction. Check the preview carefully before committing.

Understand upgrades, but verify current requirements

The official wiki’s listed requirements are patch-sensitive, so use the current in-game tooltip as the final authority before planning an upgrade. The wiki lists a level 1 plot as the starting level; its listed level 2 requirement is Small Village settlement level, 2 Timber, and 8 Planks. Its listed level 3 requirement is Medium Village settlement level, 3 Timber, 12 Planks, 4 Roof Tiles, and 25 Regional Wealth. These are reference values, not a guarantee that every current build uses the same costs or requirements.

If a plot will not upgrade, check the requirement shown in its current tooltip and whether the settlement has met it. Do not assume that a remembered resource list or an old layout guide is still current.

Put the marketplace near the homes and storage

Place the marketplace close to the burgage plots and storage buildings that serve the residential area. The official buildings guidance ties household requirements and approval to a healthy supply-and-demand ratio, so a market’s usefulness depends on how it is supplied as well as where it sits. Keep the market within the compact residential core instead of treating it as a distant landmark.

A third-party marketplace guide recommends a central position for the residential cluster and nearby storage. It also suggests adding another marketplace only as the town expands enough that the original no longer serves the larger layout. Treat that as practical layout advice, not as a universal coverage-radius rule.

Choose a layout that fits the site

There is no single mandatory town grid. Terrain, plot previews, and changing footprints can make a rigid template awkward, so use the placement indicators and build outward as the settlement takes shape. When deciding where the next road, plot, or market belongs, check these four things:

  • Market and storage proximity: Is the market near the homes and storage intended to serve it?
  • Plot utility: Does each plot have room for the living space or backyard use you intend?
  • Adaptability: Can the layout bend around terrain and leave room for later expansion?

Because updates can change mechanics and footprints, check the current in-game placement previews and tooltips rather than relying on an old blueprint or treating any guide’s market placement as a fixed radius.
