Eight houses you buy from city sellers
Waterfront Shack — Imperial City
The Waterfront Shack is the cheapest listed purchase, at 2,000 gold. Speak with Vinicia Melissaeia at the Office of Imperial Commerce in the Market District; PC Gamer reports that she requires 50 disposition. The shack starts with a bed. Sergius Verus sells five upgrades, including storage.
Bravil House — Bravil
Count Regulus Terentius sells the house for a reported 4,000 gold. Nilawen is the upgrade seller. The captured guide passages do not state an additional disposition, fame, or quest threshold, so check with the seller in your game rather than assuming one.

Benirus Manor — Anvil
The reported purchase price is 5,000 gold. Buying the manor is only the start: complete the quest “Where Spirits Have Lease” to clear its haunting. PC Gamer describes it as the only home supplied fully furnished, making it a notable option if you would rather not outfit an empty property first.
Leyawiin House — Leyawiin
Count Marius Caro sells the house in Castle Leyawiin for a reported 7,000 gold, with 60 disposition required. Gundalas at Best Goods and Guarantees sells its upgrades.
Bruma House — Bruma
Countess Narina Carvain sells this home for a reported 10,000 gold; PC Gamer lists a 60-disposition requirement. Suurootan sells the upgrades.
Cheydinhal House — Cheydinhal
The house is listed in southwest Cheydinhal beside Willow Bank, with a reported price of 15,000 gold. The available guide excerpt does not identify its seller or establish other purchase conditions, so those details should be checked in game.

Shum gro-Yarug sells Rosethorn Hall for a reported 25,000 gold. The listed requirements are 70 disposition and 15 fame. Gunder at Colovian Traders sells upgrades; PC Gamer reports 15 available upgrades, including Servants Quarters, which adds a housekeeper.

Four free homes and their unlock routes
Battlehorn Castle — defend the fortress
Battlehorn Castle, west of Chorrol, is unlocked by defending the fortress against marauders. It is free to obtain, but upgrades are a separate expense: Nilphas Omellian sells them in the Imperial City. The Dwemer Forge is described as the ninth and final upgrade.
Deepscorn Hollow — follow the journal and return to Rowley
- Travel to the ruins south of Leyawiin and locate the broken log that provides an underwater entrance.
- Enter Deepscorn Hollow and read Greywyn’s Journal.
- Return to Rowley Eardwulf at Wawnet’s Inn to follow the unlock route and access upgrades.
Rowley sells upgrades, and the guide notes that his shop availability follows a schedule. The walkthrough excerpt does not provide more detailed quest steps, so use the journal and Rowley’s dialogue to advance rather than relying on an assumed sequence.

Dunbarrow Cove — free, but the exact trigger is not established here
Dunbarrow Cove is listed as a free home south of Anvil. The captured guide passage confirms its inclusion among the free homes but does not show the precise trigger to unlock it.
Frostcrag Spire — free, east of Bruma
Frostcrag Spire is listed east of Bruma as a free home. PC Gamer characterizes it as an accessible early option, but the captured passage does not supply exact unlock instructions.
How to choose a home
- If gold is tight: The Waterfront Shack has the lowest listed purchase price, while the four free homes avoid a purchase price but have their own unlock routes.
- If you want furnishings immediately: Benirus Manor is described by PC Gamer as the only home supplied fully furnished; remember that its haunting must still be cleared.
- If you want a location-specific utility: Rosethorn Hall’s Servants Quarters adds a housekeeper, and Battlehorn Castle offers a Dwemer Forge among its upgrades.
- Budget for upgrades: The initial price is not necessarily the full cost of making a home useful. PC Gamer’s reported upgrade prices reflect the guide writer’s haggling; actual prices can differ with Speechcraft and Mercantile.
- Do not assume every building is safe storage: Gamer Guides warns that inventories in some other accessible properties can reset or be lost. The twelve homes here are the principal player-home list; an accessible building is not automatically a reliable substitute.
No single home is established as objectively best. Compare your available gold, the unlock route you are willing to take, travel convenience, upgrade expense, and any specialized features you want.

Bethesda describes the remaster as a modernization of the 2006 game, with updated visuals and refined gameplay.
