Before making an offer on an investment property, use the first walkthrough to spot visible concerns and prepare questions—not to diagnose hidden defects. Arrange an independent, qualified inspector to assess the property, then follow up on specialist issues and verify matters such as planning, title, permits, hazards, insurance, and rental restrictions separately. Inspection scope, professional qualifications, and contract rights vary by location.
What to check during your first walkthrough
Take notes on what you see and where you see it. Ask permission before taking photographs if local practice requires it. Where practical, return for another viewing and arrange professional access before committing if the local offer process allows. A walkthrough can help you prepare for an inspection, but it cannot establish that hidden or inaccessible areas are free of defects.
Roof, gutters, and drainage
- Look for visible roof damage or sagging, loose or blocked gutters, and signs that water is draining toward the building.
- Note stains or other visible signs of water entry. Ask about the roof’s age, past repairs, and any known leaks.
Structure and exterior
- Look for cracks in exterior walls, visibly uneven or sloping floors, sagging ceilings, damaged cladding, or signs of movement.
- Record the location and approximate size of anything concerning. Ask the inspector whether it warrants assessment by a structural specialist.
Moisture and wet areas
- Note damp, stains, musty odors, or fresh paint that may merit questions. NSW Government guidance flags damp and cautions that paint may be used to cover mould.
- A visual walkthrough cannot rule out mould or concealed leaks. Ask the inspector what further assessment, if any, is appropriate.
Plumbing and hot water
- Where access is allowed, try taps and fixtures, observe whether water drains, and note visible leaks.
- Record the visible condition and apparent age of the hot-water system. Do not dismantle fixtures or make invasive checks.
Electrical systems
- Note visibly damaged fittings and ask about the electrical panel’s age and safety devices.
- Do not treat a quick visual check or trying an outlet as a full electrical assessment. Fannie Mae says a standard home inspection does not include a full electrical inspection.
Heating, cooling, ventilation, and insulation
- Ask which systems were tested, whether they operated during the inspection, and what the inspector can say about maintenance or remaining life.
- Note visible damage or apparent maintenance needs, but do not infer a system’s full condition from a brief viewing.
Windows, doors, decks, garages, and the site
- Check visible damage and, where practical, whether doors and windows operate normally.
- Observe site drainage and grading, access, and conditions that could affect upkeep or tenant use.
Location and wider property context
- Consider noise, access, nearby facilities, and hazards relevant to the location.
- Local due diligence may include flood or fire risk, association matters, and insurance requirements for renovation work. Victoria’s official guidance identifies these as issues buyers may need to consider; other locations have different rules and obligations.
Arrange an independent professional inspection
Choose an appropriately qualified, independent inspector and request a written report. Qualifications, licensing, and buyer protections differ by jurisdiction. Consumer Affairs Victoria recommends using an inspection service with professional indemnity insurance and cautions against relying on a report supplied by an agent or seller; those are Victoria-specific recommendations, not universal requirements.
If possible, attend the inspection. Point out concerns you noticed and ask the inspector to distinguish urgent repairs from issues that may need attention sooner or later. Ask what could not be accessed or tested, what falls outside the inspection’s scope, and whether any finding calls for a specialist.

A general home inspection is a visual assessment of condition, not a pass-or-fail test or a guarantee that hidden defects are absent. Ontario government guidance likewise says an inspection does not establish whether a home meets zoning or building codes. The report describes conditions observed at the time; it does not settle those separate questions.
Use the report to decide what needs follow-up
Ask the inspector to separate observed defects, safety issues, recommended investigations, and routine maintenance. A written report can help identify faults, whether repairs may be possible, likely repair costs, and potentially unsafe or unauthorized work. Consumer Affairs Victoria says such findings may inform negotiation or maintenance planning.

For material repairs, obtain independent estimates rather than treating preliminary inspection comments as final quotes. Weigh the cost and uncertainty against the property’s condition and your investment plans. Whether inspection findings give you a right to renegotiate or withdraw depends on the local transaction process and contract; do not assume that right exists without checking the applicable terms.
When to arrange specialist inspections
Let the property’s age, location, construction, disclosures, and general inspection findings guide additional checks. A general inspection may not cover every hazard or system in depth. Fannie Mae names pest, radon, asbestos, mould, and lead inspections or assessments as possible specialist follow-ups. NSW Government separately recommends considering pest and electrical inspection reports.

If a concern involves structure, roofing, sewer, septic, or another specialist system, ask the general inspector which expert assessment is appropriate. There is no universal specialist-inspection list that fits every property and jurisdiction.
Keep physical inspection separate from broader due diligence
A sound-looking property is not necessarily free of planning, title, permit, insurance, hazard, tax, rental, or association issues. A general inspection does not determine zoning or building-code compliance, and property-specific restrictions or obligations may require separate verification.

Check the relevant records with local authorities and consult suitable legal, insurance, tax, or property professionals for your location. The required checks and terminology vary, so do not treat one jurisdiction’s guidance as a universal legal checklist.

- What needs repair or replacement immediately?
- What may need attention in the near term, and what maintenance or replacement might be needed later?
- Which areas could not be accessed or tested?
- Do any findings warrant a specialist assessment? If so, what type?
- Are there visible signs of water entry, movement, safety hazards, or potentially unauthorized work that need further investigation?
- Which findings are direct observations, and which are recommendations for further evaluation?
These questions align with Fannie Mae’s buyer guidance, which also suggests asking about immediate repairs, future issues, larger concerns that need a specialist, and other concerns.

How to compare inspection providers
There is no single universal inspection package established across jurisdictions. When comparing providers, verify the following locally:

- Independence from the seller or agent, and applicable insurance
- What areas and systems the inspection includes or excludes
- How detailed the written report is and how the inspector handles follow-up questions
- How the provider refers buyers to specialists
- Report turnaround time and price
