How Real Estate Businesses Can Use Video to Find Clients

A practical guide to using property tours, neighborhood videos, and buyer or seller advice to build real estate client inquiries—without treating views as leads.

Real estate businesses can use video to find prospective clients by sharing useful, locally relevant content consistently: property tours, neighborhood features, buyer and seller guidance, and agent-led answers to common questions. Make each video for a defined audience, give it one clear next step, and measure qualified inquiries—not just views. Survey findings suggest social media is an important lead channel for many REALTORS®, but they do not show that video alone causes leads or guarantees clients.

Why video can be part of a real estate client strategy

In the National Association of REALTORS® (NAR) 2025 Technology Survey, 39% of surveyed REALTORS® named social media as the technology source providing their highest number of quality leads, compared with 23% for CRM and 17% for local MLS. The survey covered more than 1,200 agents. These are agents’ reported attributions among listed technology tools—not proof that video generated those leads or a conversion rate to expect.

NAR’s 2025 survey reporting also says 75% of respondents used social media and 52% used drone photography and video. In addition, 82% said clients responded very positively or positively to technology integrated into buying and selling. What should real estate agents post on social media?

Build a small rotation of content that serves the same local audience from different angles. NAR recommends useful information and engagement—not simply publishing listings. Its examples include décor, seasonal needs, property maintenance, and local referrals. NAR’s social-media resource offers general guidance; follow brokerage policy and the rules that apply where you work.

Property tours

Show the layout, defining features, and context accurately. Open with a truthful reason to keep watching, such as who might find the layout useful or what feature the tour will explain. Confirm you are authorized to film and market the property, and avoid revealing personal documents, security details, or occupants’ private spaces.

Neighborhood and local-business features

Introduce useful local context—such as a nearby business, public amenity, or route—without making unsupported claims about who belongs in a neighborhood or what a buyer will experience. These videos can serve people researching a specific place even when they are not ready to tour a property.

Buyer and seller explainers

Answer recurring questions about preparing a home, viewing a property, or understanding a step in the transaction. Keep legal, tax, mortgage, and other regulated advice within your qualifications; direct viewers to an appropriately qualified local professional for specifics.

Market updates

Use dated, local, attributable figures when discussing prices, inventory, or market conditions. State the geography and time period, and update or retire a video when its figures are no longer current. Do not present an old market snapshot as today’s conditions.

Agent introductions, process clips, and client stories

Show how you prepare for a showing, explain how your service works, or introduce the people behind the business. Use testimonials only with appropriate permission, truthful context, and compliance with brokerage and applicable advertising rules. NAR links to guidance on social-media responsibilities, including endorsements and testimonials, copyright, and image and music use.

How can real estate agents use video to get clients?

1. Choose a specific audience and one next step

Choose a group you can genuinely serve, such as first-time buyers in a named city, sellers preparing a home, or people relocating to a particular neighborhood. Give each video one suitable invitation: ask a question, request a valuation conversation, book a showing, or download a local checklist. Make the next step proportionate to the content; an educational clip need not push a sales appointment.

2. Make a repeatable plan

Choose a few themes you can sustain rather than planning around an occasional elaborate production. For example, rotate a property feature, a local guide, and an answer to a common buyer or seller question. A recurring format can help viewers recognize what you offer, but no particular schedule or format is established as a universal route to clients.

3. Give the video an honest hook and a useful answer

Start with a specific question, a relevant property feature, or a clear promise about what the viewer will learn. A hook should match what follows: “Three things to check before touring this home” is useful only if the video actually covers those checks. NAR’s 2026 feature describes agents using speed tours, humor, distinctive visual identity, and recurring concepts as examples—not proven lead formulas. Digital marketing strategist Brendan Kane says, “You don’t always need flashy stunts—but you do need to stop people in their tracks online.” That is his interview advice, not a survey finding. 4. Make it locally discoverable

Use a city, neighborhood, property type, or audience question naturally in the opening, title or caption, and relevant profile information. Realtor.com PRO recommends clear profile keywords and captions that reflect the intent behind searches. Avoid stuffing a caption with place names or implying that a property is somewhere it is not. 5. Tailor each version to its destination

A recording can provide material for a shorter highlight, a feature-specific clip, or a listing post, but do not assume the same cut will suit every platform or audience. Adapt the framing, length, caption, and call to action to the destination. Realtor.com PRO offers examples of adapting longer updates and tours into shorter content; these are practical suggestions, not guarantees of reach.

6. Respond and track the client path

Reply to relevant questions and route genuine prospects to the next step you offered. Track outcomes by content theme: views and completion indicate attention; profile visits, saves, shares, and questions indicate engagement; qualified conversations, valuation requests, showings, and signed clients are business outcomes. Keep attribution honest: social media may contribute to a relationship without being its only cause.

How do I make real estate videos with my phone?

  1. Write before recording: Note one viewer question, the useful answer, and one next step. This keeps a short clip focused.
  2. Choose a quiet, well-lit location: Check that speech is understandable and the important feature is visible. For a property tour, move deliberately and show the space honestly rather than using camera movement to exaggerate its size.
  3. Record a concise take: Use the phone’s camera and a stable position. Add a tripod only if camera shake or repeated stationary filming is a real problem.
  4. Add accurate captions: Check names, locations, figures, and property details. Captions should describe the video accurately rather than promise information it does not contain.
  5. Publish with local context: Use an informative title or caption and choose the channel where your intended audience is active. Tailor the edit to that destination.
  6. Follow up and review: Respond to questions, record resulting inquiries or appointments, and compare those outcomes with views and watch time.

What videos help real estate agents get listings?

Seller-facing videos can demonstrate how you prepare a property for marketing, explain a local selling process, or answer common questions about getting ready to list. A well-made property tour can also show a prospective seller how you present a home, provided you have permission and the portrayal is accurate. These are ways to demonstrate service and earn a conversation, not guarantees of a listing.

NAR’s 2026 feature reports that one agent’s first “speed tour” received 3 million views and generated $1.6 million in listings in one month. That is a single agent’s reported result, not a typical outcome or a forecast for another business. The same feature includes different approaches and stresses that attention should still be grounded in authentic, property-specific content. Sue “Pinky” Benson, a real estate team leader, says, “The only way to show up authentically is with value and your own voice.” That is an interview comment, not a formal research finding.

How should you measure whether video is finding clients?

Use a simple funnel for each video or content theme so an attention spike is not mistaken for business impact.

Note the video or theme that preceded an inquiry, but do not claim a video caused the outcome when several channels or interactions may have contributed. The available survey evidence does not establish a universal attribution method, an ideal runtime or posting frequency, or a video-to-client conversion rate.

Permissions, advertising, and accuracy to check before posting

  • Property authorization: Confirm permission to film and market the property, and respect occupants’ privacy.
  • People and testimonials: Get appropriate consent for identifiable clients or other people, and represent testimonials truthfully under applicable rules and brokerage policy.
  • Media rights: Use music, photographs, and other material only when you have rights that cover commercial use. A track being available in an app does not by itself establish permission for every business use.
  • Fair and accurate advertising: Follow local advertising and fair-housing requirements; avoid unsupported claims about a property, market, or neighborhood.
  • Professional boundaries: Do not present legal or financial specifics beyond your qualifications. Requirements vary by jurisdiction, so general social-media guidance is not a substitute for local legal advice.
