How to Build a YouTube Live Real Estate Open House Replay Channel with OBS

A practical OBS and YouTube Live workflow for property tours, from channel eligibility and scene setup to recording permissions, replay checks, and channel organization.

You can stream a real estate open house to YouTube Live with OBS, then organize the recording as a replay on your channel. First enable live streaming on your verified YouTube channel; in YouTube Studio, schedule the event and connect OBS with YouTube’s service integration or the stream URL and key. Build a few clear scenes, test audio and motion, and keep a local recording as a backup. Get permission to record the property and tell people entering that recording is taking place.

How do I live stream an open house on YouTube?

The basic workflow is YouTube Studio for creating and scheduling the event, OBS for assembling and encoding the video, and YouTube Live Control Room for monitoring the broadcast. You need a verified channel with live streaming enabled and no live-streaming restrictions in the previous 90 days. YouTube says creators must be at least 16; first-time live-streaming activation may take up to 24 hours, so do not wait until the open house to enable it.   1. Get permission and plan the tour. Coordinate with the listing broker and property owner as appropriate. Tell attendees and anyone else present that video or audio recording is happening. Plan camera angles to avoid personal documents, family photographs, valuables, and security details unless you have permission to show them. Brokerage rules and local law may add requirements.
  2. Prepare the channel and listing information. Use a consistent channel identity and a clear naming pattern, such as neighborhood or city, property type, and open-house date. Check that the property information is accurate and decide whether the scheduled stream should be public, unlisted, or private.
  3. Create or schedule the event in YouTube Studio. In the Live Control Room, create the stream, then set its title, description, thumbnail, privacy, and scheduled time. Follow YouTube’s current encoder workflow at Create a YouTube live stream with an encoder.
  4. Connect OBS to YouTube. In OBS, select YouTube as the streaming service and sign in or connect as prompted. If using a custom server setup, copy the stream URL and stream key from YouTube into OBS’s stream settings. Treat the key like a password: do not show it on screen, in screenshots, or in a recording. If it is exposed, replace it in YouTube Studio before broadcasting.
  5. Build and test the broadcast. Create a welcome scene, a walkthrough scene, and a closing scene. Add a camera or capture input, microphone audio, and optional text or image branding. Check that the correct microphone is selected and that its Audio Mixer meter responds when you speak. Run an unlisted test and view it on a phone as well as the production computer before the event.
  6. Go live and monitor. Start streaming from OBS and confirm the incoming signal and stream health in YouTube Live Control Room before beginning the tour. During the broadcast, watch the health indicator and audio levels. End the event cleanly in YouTube Live Control Room and OBS.

How do I use OBS to stream to YouTube Live?

Keep the scene layout simple

In OBS, a scene is a collection of sources shown together. Create only the scenes you need: a welcome slate with the property and event details, a camera view for the walkthrough, and a closing slate with an appropriate next step. A video capture source can supply camera or capture-card video; an audio input capture source can supply a microphone. Speak clearly and keep camera movement controlled. Walk slowly enough for viewers to see each room, pause briefly at transitions, and avoid unsupported claims about condition, dimensions, or legal status. If more than one person will speak, rehearse who is using which microphone and check all audio levels before going live.

Choose settings your upload connection can sustain

There is no single ideal resolution or bitrate for every property tour: choose encoder settings that your upload connection can sustain reliably. In YouTube’s current encoder guidance, match the video resolution and frame rate to the source and follow the bitrate recommendations for the selected format. Use a keyframe interval of two seconds when configuring an encoder that exposes that setting. Test a representative amount of camera movement, since a static opening slate does not reveal how a moving walkthrough will perform. For a tour where viewers are not expected to interact continuously, lower latency may matter less than a stable picture: YouTube notes that lower latency can increase buffering. If you plan to answer live questions, test the latency and playback experience in advance rather than changing settings for the first time during the event. Monitor both OBS and Live Control Room, and check the watch page from a phone.

What equipment do I need to livestream a house tour?

Start with equipment you already have. YouTube’s encoder guidance includes webcam, microphone, and headset setups, as well as more advanced arrangements with multiple cameras, microphones, and a mixer. OBS can accept camera or capture-card video and microphone audio. The equipment decision that most directly affects whether a moving host remains intelligible is the microphone.

  • Microphone: An external microphone can make speech easier to hear than relying on a distant built-in mic. A wireless lavalier is one option for a host walking between rooms. Confirm it connects to the camera, phone, adapter, or computer you plan to use, and that OBS can select it as an audio input.
  • Camera and movement: Use a camera source OBS recognizes and test framing while walking. Add a tripod, gimbal, lighting, or capture card only if your existing setup has a specific limitation; they are not prerequisites for a YouTube Live tour.
  • Network: Use an upload connection that can sustain the chosen encoder settings. Test from the actual location if possible, with the same movement and audio conditions as the event.

Will my YouTube live stream save as a replay?

YouTube can automatically archive a live stream that is shorter than 12 hours. A stream exceeding 12 hours may not be captured, so YouTube recommends recording a local archive as a backup. After ending the event, check YouTube Studio’s Live content area for the replay, verify its visibility and title, and confirm that the local file was saved before promoting the video. DVR is not the same as the replay

DVR lets a viewer pause or rewind while the stream is still live. It is a viewer control during the broadcast, not the saved post-event video. A full recording may still be available after the stream ends even if DVR was disabled. YouTube says DVR may be limited or unavailable on streams longer than 12 hours; this is a platform limit, not a recommended open-house length. See Turn on DVR on live streams.

How do I make an open house video people can watch later?

Review the recording before sharing

Once the replay appears, review it for unintended disclosure, long pauses, incorrect listing details, and content or music that may not be cleared for use. Set visibility intentionally. Update the description and contact information if listing status changes, and remove or correct outdated details rather than letting an old replay appear current.

Make replays easy to browse

Use accurate titles that identify the location at a useful level, property type, and tour date without overstating what the video shows. Organize recordings into playlists by area or tour type. This is a channel-organizing practice, not a guarantee of how YouTube will recommend or surface the videos.

Real estate recording permissions and viewer trust

The National Association of Realtors’ 2025 professionalism material advises getting permission from appropriate parties before photographing, videotaping, or streaming a property, and informing people entering that recording equipment is in use. Treat notice and permission as part of the production checklist, not as an afterthought. Avoid recording people or private belongings without permission, and check applicable local rules and brokerage policy; the NAR guidance is not a substitute for local legal advice. Keep property descriptions factual. A polished live tour does not verify dimensions, condition, permits, or legal status; make only claims you can support and direct viewers to the appropriate listing or professional for details.

Common OBS and YouTube Live problems

  • You cannot create a live stream: Check that the channel is verified, live streaming is enabled, and there are no restrictions within YouTube’s eligibility window. First-time activation may take up to 24 hours.
  • YouTube does not receive the OBS signal: Confirm the selected YouTube service or custom server URL, then check that the stream key matches the current event. Do not paste the key into public chat or show it in a scene.
  • Viewers hear no voice or hear the wrong source: Select the intended microphone in OBS’s Audio Mixer and speak while watching its meter. Test the complete scene and a phone playback before the scheduled start.
  • The picture buffers or stream health degrades: Lower the encoder quality to a level the upload connection can sustain, then repeat the test with movement and audio. Do not assume a connection that handles a static image will handle a moving walkthrough.
  • The saved video is missing or incomplete: Check YouTube Studio’s Live content area and the local recording. Streams longer than 12 hours may not be captured by YouTube, which is why a local archive is important.
  • The replay exposes information that should not be public: Change its visibility while you review it, then edit, replace, or remove the recording as appropriate before sharing it. Recheck the title, description, and listing status.
