First confirm the channel is eligible, clear the rights to every element in the video, and make a plan to keep listing details accurate while the stream is running.
Before you set up the broadcast
Check channel eligibility
YouTube says a channel needs to be verified and must not have had a live-streaming restriction in the previous 90 days to stream. The streamer must be at least 16 years old. Review YouTube’s live-streaming eligibility and setup guidance before scheduling.
Prepare accurate, authorized listing media
Use footage, photographs, music, graphics, and listing information you have permission to use. Check each video for accurate address, agent or brokerage details, asking price, availability, captions, and any disclosures required by the agreements and rules that apply to the property and your location. Requirements vary by jurisdiction and by the source of the listing data, so there is no universal disclosure checklist for every channel.
Plan what viewers will see when a listing sells, becomes unavailable, or changes price. A long-running stream can keep showing outdated information unless someone updates the playlist or stops playback.

Choose a format that suits the material
- One continuous tour: Use this for a single property or a curated neighborhood walkthrough.
- A sequence of listings: Arrange clips in a clear order and use transitions or on-screen labels that identify each property.
- Horizontal or vertical video: Match the output to how the intended audience will watch. Check that text, addresses, and essential property details remain legible in the chosen frame.
- Monitored or unattended playback: Decide who will check stream playback, chat, and listing accuracy. Do not leave stale details cycling without a way to correct them.
YouTube supports encoder streaming for broadcasts that use external audio/video or overlays. The workflow below does not require a dedicated hardware encoder; the precise steps for loading a video file depend on the encoder you choose.
Set up and start the YouTube Live stream
- Enable live streaming and check eligibility. Verify the channel, confirm it has no restriction in the prior 90 days, and ensure the streamer meets YouTube’s minimum age requirement.
- Create or schedule an event in YouTube Studio. Open Go Live, choose the encoder route, and set the title, description, thumbnail, privacy, and schedule. YouTube’s live stream settings guide explains scheduling and event options. A scheduled stream can appear as upcoming, and viewers may choose Notify me. A scheduled trailer is available only to creators with more than 1,000 subscribers and no Community Guidelines strikes.
- Copy the event’s stream key and stream URL. Enter both in your encoder’s YouTube connection settings. Treat the key like a password: anyone who obtains it may be able to send video to your stream. If it is exposed, use YouTube’s reset control and update the encoder.
- Load the prerecorded video into the encoder. Add the file as a media or file source using that encoder’s controls. For multiple properties, arrange clips in the intended sequence and check transitions, audio levels, captions, overlays, and aspect ratio. Menu names and looping behavior differ by encoder; YouTube’s documentation does not prescribe one application’s file-source controls.
- Preview before inviting viewers. Confirm the encoder is connected to the correct scheduled event. Check the picture and audible audio, verify overlays are readable, and compare the on-screen listing details with current information. Keep the event private or otherwise unpublished until you intend to make it available.
- Check stream health, then start the broadcast. YouTube’s broadcast lifecycle supports a testing stage before broadcasting; see Google’s YouTube Live broadcast lifecycle documentation. Once the preview and connection look right, start the encoder’s broadcast and monitor YouTube playback.
- Moderate and maintain the stream. Watch for playback or audio problems, monitor chat if enabled, and remove or update a listing when its information changes. Assign someone to make those checks if the stream is meant to run for an extended period.
- End the event deliberately. Stop the encoder or end the broadcast using the event’s chosen auto-stop settings. YouTube’s settings include auto-start, auto-stop, and DVR controls; review them in Studio so the broadcast ends as intended.
Copyright, listing rights, and monetization are separate questions
Permission to use material and eligibility to monetize it are not the same. You need appropriate rights for the footage, photos, music, and other included material even if the broadcast is not monetized. Conversely, permission or a belief that a use is fair does not automatically make a channel eligible for monetization under YouTube’s reused-content rules.

YouTube’s channel monetization policies apply to live streams as well as other video formats. They describe monetized content as original and authentic and identify repetitive or mass-produced material with little variation or viewer value as a concern. A stream that simply cycles nearly identical tours may have difficulty meeting that standard. Original narration, useful comparisons, neighborhood context, or substantive property information can add viewer value, but no format guarantees monetization approval. The policy page notes a July 15, 2025 clarification and renaming to “inauthentic content.”
