To give another player access to your Lord of the Rings Online home, open Housing Management > Permissions and grant the narrowest access they need. Visitor lets them visit; Housing Chests allows both depositing and withdrawing; Upkeep lets them pay upkeep; Decorate lets them decorate; and Manage Permissions lets them change the other four grants. These are player permissions, separate from the newer Neighbours feature for NPC companions.
Where to manage housing permissions
- Click the house’s radar icon to open the Housing Management panel.
- Select Permissions.
- Choose a target category, then select the specific permissions to grant. For an individual character, use ADD and enter the character name. Use REMOVE to take that individual off the list.

Choose who can receive access
The available targets depend on the home type. Standard and deluxe homes list Individual, Everyone, and Kinship. Kinship homes also list role-based groups, so you can grant access to a narrower part of the kinship rather than to every member.

If only one friend needs access, Individual avoids granting it to a broad group. Standing Stone Games cautions owners to assign permissions wisely; the narrower-target recommendation follows from the wider reach of Everyone and group grants.

What each permission allows

Grant only the boxes needed for the arrangement. Visitor is the limited choice for someone who only needs to come by. Be especially deliberate with Housing Chests, because an authorized player can remove as well as add items, and with Manage Permissions, because it allows the holder to change Visitor, Housing Chests, Upkeep, and Decorate.
How chest access works
Housing Chests permission is not a deposit-only option: the same grant allows both adding and removing items. The official FAQ also says the owner or a player with chest permission must be at the house to unlock and access the chest. If your goal is to let someone store items without letting them take items, LOTRO’s documented permission controls do not provide that one-way arrangement.

Keep player access separate from Neighbours
Neighbours is a different feature, not a new player-permission level. Standing Stone Games’ August 2, 2026 overview describes inviting an NPC companion with a special item placed on a housing hook. Neighbours can develop relationships through conversation, gifts, and missions; a daily board offers five special Neighbour Missions. The overview says each Neighbour has twenty traits, and gives Grimbal as an example with seven common and thirteen unique traits. Those details concern NPC companions and do not change who can visit or manage your house.
Upkeep and access housekeeping
Upkeep permission can be useful when another player is responsible for paying housing costs. To pay upkeep as the owner, the official FAQ gives the path Housing Management > Maintenance > Deposit Upkeep. It says overdue upkeep locks a house and can lead to foreclosure; a locked house loses access to housing benefits. The FAQ also documents restoration through the maintenance interface.

Before abandoning a house, check the live Housing FAQs for the current item-recovery rules. The FAQ states that items from an abandoned home stay in escrow for 14 days, while items from foreclosure remain indefinitely; these consequential policies may change.
Decoration is optional and separate from permission setup. If a player has Decorate access, the FAQ says decoration mode works on the house property. It identifies neighborhood Housing Furnishers and the Auction House as in-game sources of decorations.

Housing-world context
Rivendell housing is a neighborhood context rather than a permission setting. Standing Stone Games’ Update 48.1 release notes, dated April 28, 2026, said Rivendell Steadings would open April 30, 2026, on 64-bit worlds, with additional neighborhoods opening as existing homes sold.
