Section 11(2) of the Real Estate (Regulation and Development) Act, 2016 requires those details to be mentioned prominently in a promoter’s advertisement or prospectus. State rules may add specific requirements for social media, placement, legibility or QR codes, so confirm the rules and registration status for the project’s jurisdiction before publishing.
What RERA details belong in the video?
For a registered project, display these two items together in the loop:
- The project’s exact RERA registration number.
- The website address of the Authority where the project’s registered details can be checked.
Section 11(2), as reproduced on the Kerala Real Estate Regulatory Authority’s Duties of Promoters page, says a promoter’s advertisement or prospectus must mention prominently the Authority website address, where registered-project details are entered, and include the registration number obtained from the Authority. The provision does not set a universal pixel size or a fixed number of seconds for an on-screen overlay.
Use the URL for the Authority governing the specific project, not a generic national or unrelated state website. The project’s state or union territory is not specified here, so verify the applicable Authority and the project record directly before creating the loop.

Prepare the overlay before starting the loop
Verify the information
- Find the project’s official Authority record and copy the registration number and Authority URL exactly. Do not rely on an unverified marketing draft.
- Confirm that the project is registered and that the registration is applicable to the property being advertised. If someone claims the project is exempt, check the exemption and local advertising rules with the relevant Authority before deciding what the video must say.
- Review the Authority’s current directions for advertisements and social-media promotions. Requirements differ by jurisdiction and can be more specific than the central Act.
Make the details legible in the live picture
- Place the registration number and Authority URL together in a stable, high-contrast area of the video.
- Use a type size and color that remain readable at the video’s intended viewing size. Test the rendered video on a phone as well as a larger screen.
- Keep the details visible throughout the loop rather than placing them only in the YouTube description. A description may not accompany a viewer’s experience of the video.
- Keep every property claim accurate and consistent with the registered project information. Kerala RERA’s Guidelines to Promoters state that the promoter is responsible for the veracity of an advertisement or prospectus.
These are practical ways to support prominence and legibility, not nationwide technical specifications for overlay dimensions or timing.
Apply the state rules that govern the project
Rajasthan: YouTube is expressly covered
Rajasthan’s 2024 regulations expressly include social media such as YouTube among relevant promotion channels. For social-media promotions, they require the RERA registration number and website URL to be displayed legibly, readably and detectably. The regulations state that QR is not valid for social-media promotions, so a QR code cannot replace the visible number and URL in a Rajasthan YouTube listing loop. The regulations address QR codes separately for other promotion media where publishing and scanning one is feasible. See the Rajasthan Real Estate Regulatory Authority Regulations 2024.

Kerala: specific placement and relative size
Kerala RERA’s promoter guidance says the project registration number and Kerala RERA website address should appear in the advertisement’s right top quadrant, be at least as large as the contact details and project address, and use a color and size that make them easily visible. It also directs promoters to upload project advertisements, including social-media advertisements, to the project page in the K-RERA portal. These are Kerala directions, not a universal India-wide layout rule; consult the current Kerala RERA promoter guidelines for the applicable requirements.
Run the finished video as a YouTube Live loop
RERA display requirements concern the advertisement and its content; they do not establish one required streaming tool. If you operate the loop yourself, make sure the final video includes the verified details before you send it to YouTube. Check the live picture after going live, then confirm the text remains legible and present as the video repeats. Do not treat a stream description or QR code as a substitute for information that the governing rules require to be displayed in the promotion.
