You can host a live model-home tour after the sales office closes by using a phone for a moving walk-through, a webcam for a stationary presentation, or an encoder for a more advanced setup. First confirm the channel can livestream, schedule and test the event, plan a privacy-conscious route, then go live and check the replay afterward. A closed office does not prevent a stream, but you will need access to the property and a plan for viewer questions and follow-up.
1. Confirm the YouTube channel can livestream
Check the channel’s eligibility before setting a tour date. YouTube’s live-streaming guidance says the channel must be verified, have livestreaming enabled, and have no live-streaming restrictions in the previous 90 days. First-time activation can take up to 24 hours, so do not wait until the evening of the tour to enable it. YouTube also says streamers must be at least 16. See YouTube’s live-streaming overview.
Mobile livestreaming has additional requirements: YouTube’s mobile instructions specify at least 50 subscribers, channel verification, livestreaming enabled, and no restrictions in the previous 90 days. Check the current requirements for your channel in YouTube’s mobile livestreaming instructions; do not assume a new channel can immediately broadcast from a phone.
2. Choose the setup that suits the tour

3. Schedule the event and share its watch page
- Open YouTube Studio and go to Live Control Room.
- Schedule the livestream, then add an accurate title, description, thumbnail, and visibility setting.
- Copy the watch-page link and share it through the brokerage’s usual channels. Scheduling gives you a page to promote in advance and lets viewers set reminders.
A useful title pattern is “Live model home tour: [community or plan name] | [date, time, and time zone].” Describe only features and availability confirmed by the builder or listing team. If nobody will be monitoring chat, do not imply that viewers will get answers in real time. See YouTube’s scheduling guidance.
4. Plan the route and protect the property’s privacy
Choose a short, logical route before the stream: entry or exterior, main living area, kitchen, primary suite, secondary rooms, notable included features, then a brief close. Prepare short prompts rather than reading a long script; that helps the host keep moving and avoid extended pauses. - Confirm with the owner, builder, or listing team that the property may be filmed and streamed.
- Walk the route beforehand and move paperwork, keys, access details, alarm panels, and private family photographs out of view.
- Check for occupants, visitors, or workers who could appear, and avoid filming anyone who has not agreed to be shown.
- Follow the property’s access rules, brokerage policy, and applicable local requirements; those can vary by property and jurisdiction.
5. Check picture and sound before viewers arrive
Stabilize the picture
Use a steady grip and move slowly so viewers can see each room. YouTube recommends a tripod, selfie stick, or similar accessory to reduce camera shake; one is optional, not a prerequisite. Check the lens, orientation, exposure, and framing before starting, and make sure the camera gives a clear view of the features being discussed. See YouTube’s filming tips.
Listen in the rooms where you will speak
Test audio from several points along the planned route. Listen for wind, traffic, appliances, and other background noise; YouTube recommends choosing a quiet location and notes that a microphone can improve audio. 6. Rehearse, start the stream, and set expectations
- Run a private or unlisted test before the public event so you can check the picture, sound, and route without promoting a rough first attempt.
- If you use an encoder, enter the stream URL and stream key in the encoder, then confirm the preview appears in Live Control Room before going live. Treat the stream key like a password; reset it if it is exposed.
- Configure the encoder ahead of time and start it before the scheduled broadcast to leave room for troubleshooting. Follow YouTube’s encoder setup guidance.
- At the start, identify the community and model-home plan, say that the tour is live, and explain whether someone will answer chat questions. If the office is closed and nobody is available to respond, tell viewers how and when they can follow up.
- Follow the planned route, then end the stream deliberately and confirm the session has stopped.
7. Review the replay after the tour
Choose visibility deliberately before broadcasting and check it again on the replay afterward. YouTube may automatically archive livestreams under 12 hours; streams longer than 12 hours may not be captured. YouTube recommends recording a local archive as a backup. Review the archive promptly and change its visibility or remove it if it contains material that should not remain available. See YouTube’s archive guidance.
