You can livestream a sample-flat walkthrough from your phone if your YouTube channel is eligible for mobile live streaming and the connection holds throughout the apartment. Verify the channel requirements, get permission to film, plan a short room-by-room route, and run an unlisted rehearsal at the property before you promote the broadcast. During the tour, distinguish what you can see in the sample flat from what the project’s current approved documents say is included.
Check that your channel can stream from a phone
YouTube’s general live-streaming guidance says a channel must be verified and have no live-streaming restrictions in the previous 90 days; creators must be at least 16. Mobile streaming has additional requirements. YouTube’s current guidance lists at least 50 subscribers, channel verification, no live-streaming restrictions in the previous 90 days, live streaming enabled, and a supported Android 8.0+ or iOS 8+ device. First-time activation can take up to 24 hours. Channels with 50 to 1,000 subscribers may have audience limitations, and their archives may default to private. Requirements and labels can change, so check YouTube’s [general live-streaming guidance](https://support.google.com/youtube/answer/2474026?hl=en) and [mobile streaming instructions](https://support.google.com/youtube/answer/9228390?hl=en-GB) before the scheduled tour.
If mobile eligibility does not fit your channel or you need separate camera, microphone, or overlay controls, YouTube also supports webcam and encoder workflows. Those are alternatives, not prerequisites for a phone tour; an encoder setup makes it especially important to plan for sufficient network capacity.
Get permission and plan a clear route
Confirm access before filming
Ask the owner, promoter, or person responsible for the sample flat about permission and site rules before setting up. Requirements can differ between a sales gallery, sample flat, occupied apartment, and shared area; the sources cited here do not establish one universal India-wide filming-consent procedure for every location. Avoid capturing residents, visitors, documents, screens, or identifying personal details without appropriate permission and a clear reason.

Walk the route before the broadcast
Make a loose outline so viewers can follow the layout without hurried camera movements. One practical sequence is an opening that identifies the project, followed by the entry and living area, kitchen, bedrooms, bathrooms, balcony or view where appropriate, and a short question period. This is a planning suggestion, not a YouTube-prescribed sequence. Check each room in advance for lighting, sound, mobile reception, and anything you should avoid showing.
Use a tripod, selfie stick, or grip if it helps steady the picture; they are optional, not required. YouTube notes that rear cameras generally produce better visuals. If you film with the rear camera, a second device can help you monitor chat. Move carefully, pause at room transitions, and choose portrait or landscape orientation deliberately rather than switching during the stream.

Show the flat clearly and keep project claims accurate
Make the picture and sound easy to follow
Charge your phone, enable Do Not Disturb, and lock the intended orientation. Use soft, even light where possible. Avoid positioning a bright window directly behind the presenter, and take a moment to check whether room details remain visible in both shadow and bright areas. YouTube’s mobile filming guidance recommends natural window light and notes that phone cameras need substantial light.
Keep speech near the phone microphone and do not cover it while walking. Footsteps, handling noise, and echo in hard-surfaced rooms can make a tour difficult to hear. An external microphone may help in a noisy environment, but it is optional; assess the built-in mic in the actual room first. YouTube recommends checking audio and equipment with a test rather than assuming they work. Separate what is visible from what is promised
A sample flat is a visual demonstration; it is not, by itself, proof that every displayed finish, furnishing, appliance, layout detail, or amenity is included in the offered apartment. Identify anything decorative, staged, optional, or not part of the offer instead of letting the camera imply otherwise. Do not improvise a registration number, carpet area, price, completion date, or amenity entitlement.
For formal project claims, check the current approved plans and specifications and the project’s relevant state RERA record. The Ministry of Housing and Urban Affairs’ [Real Estate Act FAQ](https://mohua.gov.in/upload/uploadfiles/files/FAQs-on-RERA%281%29.pdf) describes disclosure duties under sections 4 and 11 and promoter responsibility for the veracity of information in an advertisement and prospectus under section 12. Goa RERA’s [functions and services page](https://rera.goa.gov.in/functionsAndServicesPage) describes registered-project information such as sanctioned plans, layouts, specifications, proposed buildings, and completion schedules. The Income Tax Department’s [text of section 14](https://www.incometax.gov.in/w/section-14-202) addresses development in accordance with sanctioned plans and specifications and constraints on certain changes. These references support careful, document-based descriptions; they do not determine how a particular livestream is classified or provide legal advice.

A useful on-camera qualification, adapted to the actual project, is: “This is the sample flat as shown today; please check the project’s current approved specifications and RERA disclosures for what applies to the apartment offered.”

The connection inside the apartment matters more than an advertised speed measured somewhere else. Test in every room and balcony you plan to show, because signal can vary across the route. YouTube warns that shared networks may limit an individual stream and recommends leaving about 20% bandwidth headroom over the stream bitrate in its streaming setup guidance. Its mobile filming guidance also advises testing internet speed and looking for a strong signal.

YouTube gives about 10 MB per minute as a rule of thumb for mobile-stream data use; this is YouTube’s undated guidance, accessed in 2026, not a guaranteed allowance. Actual use varies with stream settings and duration. Check your available Wi-Fi or mobile data plan before a long tour. Run an unlisted live test from the actual location. YouTube recommends an unlisted test to check audio, video, and equipment. During the rehearsal, walk the route and confirm that speech is understandable, orientation stays correct, the image is steady, the connection holds, and calls or notifications will not interrupt. YouTube’s filming guidance puts the reason plainly: “The difference between live streaming and filming a video is that with live streaming you cannot have multiple takes.”
Schedule, promote, and review the archive
YouTube lets creators schedule a stream, giving you time to prepare and share its link in advance. Promote only after checking the scheduled event, access arrangements, route, and rehearsal. Afterward, review the archive’s visibility and recording before treating it as a permanent property listing or sales record: YouTube says stream archives are uploaded by default. A vertical mobile stream may offer a Short highlight only if it meets YouTube’s stated format, duration, and other eligibility rules. Troubleshoot common problems
- Mobile live is unavailable: Check verification, subscriber eligibility, whether live streaming is enabled, the recent restriction status, device support, and activation time. If your channel does not meet mobile requirements, consider YouTube’s webcam or encoder route instead.
- The stream fails or looks unstable in one room: Test the signal in that exact spot, not only near the entrance. Reposition the route, use a more reliable available connection, or omit the weak-signal area; a shared network may not provide the bandwidth your stream needs.
- Viewers cannot hear clearly: Keep the presenter close to the microphone, avoid covering it, reduce handling and movement noise, and check for room echo during the unlisted rehearsal. Consider an external mic if the environment is loud.
- The image is shaky or rooms are hard to see: Slow down, pause at transitions, steady the phone with a grip or tripod, and adjust how you use available light. Check the rear-camera view and orientation before going live.
- The archive is not public or a highlight is unavailable: Review the archive’s privacy setting. A vertical stream highlight is conditional on YouTube’s eligibility rules, so do not promise one in advance.
