For a straightforward live property tour, use a phone and a live platform your intended viewers can access. Choose a webcam setup for a stationary introduction or Q&A, and an encoder when you need overlays or connected audio and camera equipment. Before announcing the event, check the channel’s eligibility, destination permissions, framing, and internet connection.
What makes a livestream open house different?
A livestream open house is a scheduled, real-time event where an agent can respond to potential buyers. The RESO definition describes it as an “interactive digital open house” in which viewers can ask questions by audio or text and request another look at a room or detail. A prerecorded virtual tour may be useful, but it is not a livestream open house because viewers cannot interact with the agent in real time. RESO explains the distinction.
Choose a streaming setup for the kind of tour you plan to give
YouTube documents three main ways to go live: mobile, webcam, and encoder. Pick the least complicated route that supports the experience you want to provide.
Mobile phone: a practical choice for a walking tour
YouTube lists mobile streaming for quick updates and vlogging. It is a straightforward choice when you want to walk viewers through a property and answer questions as you go. Move deliberately, pause where a room or feature deserves a closer look, and keep the phone steady when you can. A tripod or grip is optional; it may help during stationary sections, but it is not a prerequisite for a basic phone stream.

Webcam: a fixed introduction, presentation, or Q&A
YouTube’s webcam method lets you stream from a computer with a webcam. Use it when you will stay in one place—for example, to introduce the property, present information, or answer questions. It is less suited to walking viewers through multiple rooms unless you have a separate way to show the property.
Encoder: more control and connected equipment
An encoder can provide a more controlled production, including overlays and support for connected hardware. YouTube lists preamps, microphones, and cameras as possible encoder equipment. This route makes sense when those controls solve a real need; the extra hardware is not mandatory for every open house.

Camera RTMP: a specialized option
Some supported cameras and apps can send video to a platform using its stream URL and key. Insta360 documents an app workflow for sending supported camera output to Facebook or YouTube over RTMP. This depends on the specific camera and app, so it is not a baseline requirement for an agent’s tour. See Insta360’s RTMP instructions.
Check YouTube access and format before announcing the event
YouTube’s live-streaming help page says a channel must be verified, have no live-streaming restrictions in the previous 90 days, and meet a minimum age of 16 to go live. Check the channel’s eligibility and the current Live interface before scheduling; platform requirements and features can change. YouTube currently documents mobile, webcam, and encoder methods. Decide on horizontal, vertical, or both
YouTube says vertical live streams can be discovered in the Shorts feed. Live Control Room can create horizontal and vertical streams together by default, with the vertical version using a center crop; layout options may be edited before going live. A center crop can cut off important parts of a wide room or presentation, so review the framing before the event and keep people and key property details inside the visible area.
Confirm the destination and permissions
Use a platform that your intended viewers can access, and confirm that the account and destination allow the stream you plan to run. If you use production software, check that it supports the destination and format you need rather than assuming every service supports every platform feature.

Prepare the property tour and equipment
Plan the route and interaction
- Decide which rooms and features to show, and in what order, so viewers can follow the tour.
- Choose a place to pause for questions and explain how viewers can ask them.
- Check the opening view, transitions between rooms, and any details viewers may want you to show again.
Keep the equipment proportional to the production
A phone, eligible account, and live destination can be enough for a basic mobile tour. Consider a phone grip or tripod if you need steadier stationary shots. An external microphone is an optional upgrade, particularly in a connected-camera or encoder setup; verify compatibility with the phone, camera, or computer before buying. No particular microphone or camera model is established here as tested or required.

Troubleshoot before viewers arrive
- You cannot start a live stream: Check channel verification, age eligibility, and whether the channel has a live-streaming restriction from the previous 90 days.
- Your chosen streaming method is unavailable: Confirm which method—mobile, webcam, or encoder—is available for the account and destination, then use a supported route.
- The vertical view cuts off the property: Review the center-cropped vertical layout in Live Control Room and adjust the layout before going live.
- Your external microphone or camera does not work: Confirm that the device and connector are compatible with the phone, camera, or computer, and that the selected streaming workflow supports the input.
- A destination is missing from production software: Verify the software’s current integration and destination-specific restrictions. For example, Ecamm documents that Facebook Groups are not supported.
