Choose a kinship house when shared governance matters
A kinship house is the closer match when the group wants the venue to belong to the kinship rather than depend on one member’s personal home. That can make sense for a stable group that expects leadership to manage the property and its access. It also means the kinship should agree on who handles house decisions and upkeep before choosing one.
Leadership continuity matters if the kinship transfers worlds. The transfer guidance places kinship-house actions with the leader and warns that exact house addresses may not be retained. Read the world-transfer guidance before a move.
Choose a personal home when a shared destination is enough
A personal home can work well for a group that simply wants a place to gather without making the property a kinship asset. The owner can designate a primary residence for kinmates to visit from the Kinship panel, subject to the home’s permissions. This is a useful distinction: kinmates can visit a personal home, but the player who owns it remains the one who controls its permissions.

Check access, upkeep, and neighborhood before deciding
- Decide who should control the venue. If the group wants a kinship-associated property, look at a kinship house; if one owner is comfortable sharing a home, a personal residence may suffice.
- Confirm who can enter. Personal-home owners set permissions, and the FAQ describes five permission levels assignable to individuals, a kinship, or everyone. For a kinship house, verify the current in-game options rather than assuming a particular arrangement.
- Know what happens if upkeep lapses. A locked house loses practical benefits, including entry and storage. Check the rules for the property type and account status, and agree who is responsible for payments.
- Compare the actual neighborhoods available to you. Premium housing features vary by location. Use current in-game brokers or release notes for live availability rather than relying on old prices or listings.
What recent housing announcements do—and do not—confirm
The LOTRO team’s January 2026 letter said it was looking at expanding kinship work beyond the calendar, but did not specify a housing change.
