To upgrade a burgage plot, select it, meet every residential requirement shown in its panel, provide the construction materials listed there, then use the plot’s level-up control. Every new plot starts at Level 1. Requirements and costs can vary by level, and the official web references conflict on some figures, so follow the values displayed in your current game build.
Upgrade a burgage plot step by step

Select the plot. Click the burgage plot to open its building panel. It shows the plot’s current needs and available upgrade actions.

Check the residential requirements. The official wiki groups these under food, commodities and amenities. Depending on the plot and level, categories include food variety, fuel, garments, footwear, church access, beverage and water access. Use the indicators in the live panel to identify what is missing.

Meet unmet needs across the settlement. Make the relevant goods available through the market and provide required amenities. A plot’s upgrade is gated by its displayed residential requirements; supplying construction materials alone is not enough.

Gather the listed building resources. The panel gives the cost for the next level. The published wiki figures are inconsistent, so treat the in-game amount as authoritative for your build.

Choose the level-up action. Use the control for the plot’s level upgrade after requirements and resources are satisfied.
Plot level, extra living space and backyard extensions are different
The plot panel can offer separate upgrade actions. A level upgrade changes the plot’s tier; extra living space adds household capacity where available; a backyard extension adds a particular production or utility. These options are not interchangeable, so choose the action that matches what you need.

Higher-tier plots unlock more advanced backyard functions. Some artisan backyard extensions turn inhabitants into artisans, removing them from the general worker pool, so consider that labor trade-off before choosing one.

Official Manor Lords patch notes introduced another burgage level and moved the former Level 3 appearance to Level 4. The notes describe the addition this way: “Added a new Burgage Plot Level (now introduced as Level 3), complete with new models, requirements and effects.” They also changed settlement progression: it checks for families of the required level living in a region rather than simply counting how many plots of each level have been built. The notes further state that the Expansion plot upgrade now provides +1 living space regardless of plot level. Read the official Manor Lords patch notes.
Why can’t I upgrade my burgage plot?

A residential need is still unmet. Check the plot’s food, commodities and amenities indicators, then address whichever category the panel marks as missing.

The required goods or amenities are not available to the plot. Make the relevant goods available through the market or supply the required service, then check the panel again.

You are checking the wrong upgrade action. Level upgrade, extra living space and backyard extension are separate choices in the plot panel.

An older guide gives a different milestone or cost. The 2026 progression changes make earlier three-level and plot-count instructions unreliable as universal directions. Trust the live panel for the plot’s current requirements and cost.

Why online upgrade costs may not match your game
The official wiki’s dedicated burgage plot page lists Level 1 at 2 timber; Level 2 at 2 timber and 6 planks; Level 3 at 3 timber, 12 planks, 4 rooftiles and 25 Regional Wealth; and Level 4 at 2 timber, 10 planks, 4 rooftiles and 50 Regional Wealth. But another official wiki page lists Level 2 at 2 timber and 8 planks and describes only Levels 2 and 3. The dedicated page also says upgrades are available up to Level 3 despite including a Level 4 table entry and history. These discrepancies mean none of those amounts should be treated as guaranteed current costs. See the dedicated Burgage Plot page and the Settlement Level page.
Manor Lords is in Early Access, and requirements may change. Check the selected plot’s panel in your installed build rather than relying on a fixed checklist from an older guide.
