How to Stream Apartment Rental Tours Continuously on YouTube Live

Learn how to set up and monitor an apartment tour on YouTube Live, choose stream settings, protect privacy and plan around archive limits.

To keep an apartment tour live on YouTube, send a camera or encoder feed to a YouTube Live stream using its stream URL and stream key, then keep the camera, encoder, power and internet connection running. For a reliable result, test the actual upload connection and room audio, monitor stream health, and decide in advance how you will handle replays: YouTube automatically archives streams under 12 hours, while DVR rewind may be limited or unavailable on longer streams.

Choose a setup for the tour

Use a webcam or mobile stream for a simple, single-camera walkthrough. Choose an encoder when you need an external camera or microphone, overlays, or multiple video inputs. YouTube’s encoder workflow supports external audio and video hardware; it is not necessary to buy expensive equipment just to begin. A tripod is optional, but can help keep room views steady.

For a continuous feed, plan for the whole chain to stay operational: camera, encoder or phone, power, network connection and an operator who can check the broadcast. A live stream can be interrupted by power, network, encoder or platform conditions, so “continuous” describes the intended operation, not a guarantee of uninterrupted service.

Check channel eligibility and permissions

Enable live streaming

YouTube requires a verified channel with no live-streaming restriction in the previous 90 days. First-time live-streaming activation may take up to 24 hours. Get authorization and protect privacy

Before filming, obtain appropriate authorization to show the property and avoid broadcasting occupants or identifying or private details without permission. Applicable legal requirements depend on the location and circumstances; check the rules that apply to the property and the people who may appear. Choose the stream’s audience deliberately: public streams are accessible broadly, unlisted streams can be watched by anyone with the link, and private streams have tighter access controls. Unlisted is not the same as private. YouTube’s guidance on rights and legal responsibility is available at YouTube Help.

Set up the YouTube Live feed

  1. Open YouTube Studio and create or schedule a live stream. Select the intended visibility and configure the stream details before the tour. YouTube’s encoder instructions are at Set up your encoder for live streaming.
  2. Copy the stream URL and stream key from YouTube Studio. Enter them into the encoder’s YouTube or custom-server fields. Treat the key like a password: do not show it on camera or share it with people who should not control the broadcast. If a key is exposed, replace it in Studio and update the encoder.
  3. Configure the encoder. YouTube recommends RTMPS. Its encoder guidance lists RTMP/RTMPS and H.264, H.265/HEVC and AV1 encoding options. Use constant bitrate encoding and set a two-second keyframe interval; do not exceed four seconds. Confirm that the selected codec and settings are supported by your encoder.   4. Choose resolution and bitrate for the real connection. YouTube publishes bitrate ranges by resolution and frame rate, rather than one bitrate that suits every tour. Pick a quality your upload can sustain consistently, test representative camera movement, and leave headroom. YouTube’s network guidance recommends 20% upload capacity beyond the combined primary and backup stream bitrates. If you are not using a backup stream, do not treat that figure as a universal bitrate target; it is a margin above the combined rates when primary and backup are used.
  5. Preview before going live. Start the encoder output and check the Live Control Room preview. Walk through representative rooms and listen for intelligible speech, handling noise, echo and unwanted background sound. YouTube recommends setting up well ahead of an event and testing movement and audio rather than discovering problems during the tour. Its practical guidance is at YouTube live streaming tips.
  6. Start the broadcast and monitor it. Use Studio’s controls to begin the live event when the preview is ready. Keep an eye on stream health and audio/video during operation. Make sure the camera and encoder have power and that the network remains available for the planned duration.

Plan continuity and tour replays separately

YouTube automatically archives streams that run for less than 12 hours. For streams longer than 12 hours, DVR rewind may be limited or unavailable, so do not count on one uninterrupted, fully rewindable archive for a very long broadcast. If dependable replay is important, consider shorter scheduled sessions or making a local recording as a separate publishing plan. YouTube explains the limits at Live stream DVR.

Channel concurrency also has limits: YouTube Help currently specifies up to 10 active streams per channel and up to 3 active streams per stream key at the same time. Keep these limits in mind if you are running multiple property feeds; a second feed may require a separate key, and channel capacity still applies. Troubleshoot common tour-stream problems

  • You cannot start a live stream: confirm the channel is verified, has no live-streaming restriction in the past 90 days, and has completed first-time activation. Activation may take up to 24 hours.
  • The encoder will not connect: check that the stream URL and key were copied correctly, the correct key is selected in Studio, and the encoder is configured for a supported protocol and codec. Re-enter a replaced key if you reset it.
  • The picture stutters or drops: reduce resolution or bitrate to a level the actual upload connection can sustain, then test again. Check the network during movement through the property and preserve the recommended headroom rather than using all available upload bandwidth.
  • Speech is hard to hear or the image is unsteady: check microphone placement and room noise in the preview, and test a representative walkthrough. A tripod can reduce camera shake when using a phone or camera, but it is not required by YouTube.
  • The stream stops unexpectedly: check power, network availability and encoder operation, then use Studio and the encoder preview to diagnose the feed before restarting. For a long-running tour, assign someone to monitor it rather than assuming the feed will recover on its own.
  • Viewers cannot rewind or find a complete replay: check the stream duration. Under-12-hour streams are automatically archived; longer streams may have limited or unavailable DVR rewind. Use shorter sessions or a separate local recording when replay reliability matters.
  • The wrong people can access the tour: review visibility before going live. Unlisted links can be forwarded; use private visibility when link-based access is not appropriate, and avoid capturing people or identifying details without permission.
