A sensible first profile for a 16:9 tour is H.264 at 1080p30, 10 Mbps CBR, AAC audio, and a two-second keyframe interval—provided the source supports it and your upload connection has enough headroom.
What you need before the broadcast
- A YouTube channel that is verified and has no live-streaming restrictions in the previous 90 days. First-time live-stream enablement can take up to 24 hours, so check eligibility well before event day. YouTube’s live-streaming setup guidance explains account readiness.
- A finished tour video and a Mac mini capable of running your chosen encoder settings. The video can be the main visual, with a title card, property details, narration, or ambient audio as needed.
- A stable wired or wireless internet connection with sufficient upload bandwidth for the complete stream bitrate.
- An encoder. YouTube supports software encoders such as OBS Studio as well as standalone hardware encoders. For a single prerecorded tour, software is a practical starting point; hardware is not mandatory.
Create the YouTube Live event and get its stream key
- In YouTube Studio, create a live stream or schedule one for the intended date and time. Set the title, description, visibility, and other event details. Use an unlisted test event for rehearsal if you do not want the test broadcast publicly listed.
- Open the event’s Live Control Room and locate its stream settings. Copy the stream URL and stream key into the encoder’s YouTube destination settings. Keep the key private: anyone who obtains it may be able to send a feed to your event. Do not show it in a screenshot, recording, or public document. If it is exposed, replace or reset it in YouTube Studio before the event.
- Leave the Live Control Room open for preview and stream-health checks. YouTube describes this workflow in its encoder setup instructions.
Install OBS Studio on the Mac mini
Download OBS Studio from the official OBS download page. Its current listing specifies macOS 13.0 or newer and offers separate Intel and Apple Silicon downloads; choose the build that matches your Mac mini. The 2024 Mac mini specifications list M4 and M4 Pro models with hardware-accelerated H.264, HEVC, ProRes, and ProRes RAW encoding and decoding, but that does not establish how a particular OBS scene will perform.
OBS’s own system requirements guidance cautions that compatible hardware alone does not guarantee it can stream or record at a chosen encoder, resolution, frame rate, and scene complexity. Your Mac mini generation, memory, source format, other running workloads, and network all matter. Do not infer a guaranteed performance level from the processor family alone.
Build a simple program output
In OBS, configure a program output that presents the property-tour video in a 16:9 canvas. Add only the elements the production needs: for example, a property name or location card, narration, or properly licensed ambient music. Keep text legible on a phone-sized preview and ensure the tour is framed correctly rather than stretched or cropped. The precise OBS playback controls vary by version, so verify the behavior in your installed release rather than relying on unconfirmed menu names.

If you need a live camera walk-through rather than a prepared file, this is a different signal path: bring the camera feed into the encoder, with suitable capture hardware if required by the camera and Mac. The finished-video workflow below does not require a camera or capture card.
Choose a conservative stream profile
For a typical 1080p30 property tour, use the following as a starting point, not a promise that every Mac or connection will sustain it:

These figures follow YouTube’s encoder settings and bitrate guidance. Match the output to the source where possible. YouTube’s published H.264 recommendations rise to 17 Mbps at 1080p60 and 42 Mbps at 2160p30, so higher frame rates or 4K require a substantially stronger upload path. A Mac mini’s media engine is not, by itself, a reason to choose 4K.
Check upload capacity and rehearse
- Run an upload-speed test on the same connection and at a similar time of day to the planned broadcast. YouTube recommends leaving 20% upload headroom above the stream bitrate. At a 10 Mbps video bitrate, that means planning for about 12 Mbps of available upload for that stream. This is a calculation applying YouTube’s margin recommendation; include any other simultaneous streams or feeds in the total.
- Play the full video and audio path in a private or unlisted test event. Use representative motion, transitions, graphics, and sound—not just a static opening frame.
- Start the encoder and wait for the feed preview to appear in Live Control Room. Check the image, framing, audio, and stream-health indicators before selecting Go Live.
- Monitor the broadcast while it runs. Watch for stream-health warnings, freezes, dropped frames, audio problems, or a mismatch between the encoder output and the YouTube preview. YouTube notes that the total stream bitrate cannot exceed the available upload bandwidth; its streaming tips cover testing and monitoring.
Run the event, then verify the archive
Allow operational setup time: YouTube advises configuring the encoder at least two hours before the event and starting it at least 15 minutes before the scheduled start. Confirm the event appears where expected on the channel or watch page, then use the Live Control Room preview to make the final picture-and-sound check before choosing Go Live. When the tour is over, end the broadcast in YouTube and stop sending the feed from OBS. YouTube’s encoder instructions say streams under 12 hours are automatically archived. If you also record locally, check that the local recording is growing during the event and verify the saved file afterward. For more complex productions YouTube discusses a backup encoder and failover testing, but a one-video tour does not automatically need a second system.
Common problems and fixes
- You cannot create a live event: check channel verification and restrictions during the prior 90 days. If this is the first activation, allow up to 24 hours for enablement.
- YouTube does not receive a signal: confirm that the event’s stream URL and key are copied into the encoder’s stream settings, that the correct event is open, and that the encoder is actually sending. Do not paste a key into public chat or a screenshot.
- The preview buffers or stream health degrades: compare the total outgoing bitrate with available upload capacity and restore the recommended headroom. If necessary, lower the bitrate or choose a lower resolution/frame rate that better matches the source and connection, then rehearse again.
- The tour looks soft, stretched, or cropped: check the source resolution, aspect ratio, and output canvas. Avoid upscaling a small source merely to label the stream as HD.
- Audio is missing, too quiet, or distorted: check that the intended audio source is included, the encoder is using an accepted audio format such as AAC, and the levels remain clear through loud and quiet passages.
- The event is live but viewers cannot find it: verify the event’s visibility and schedule, and confirm it appears on the expected channel or watch page before relying on it for a listing presentation.
- The archive is missing: check whether the stream exceeded 12 hours and inspect the event’s processing status. For an additional copy, make a local recording and confirm it is being written before the broadcast begins.
