How to Livestream Real Estate Tours on YouTube

For a straightforward house tour, use YouTube’s mobile workflow and walk with your phone. Choose an encoder if you need multiple cameras, external audio, graphics, or a more managed production. Before viewers arrive, confirm your channel can go live, rehearse the route, and check the preview in YouTube Studio’s Live Control Room.

Choose the right YouTube livestream method for your tour

YouTube offers three ways to stream: mobile device, webcam, or encoder (streaming software or a hardware encoder). The best fit depends on whether you need to move through the home and how much production control you want. YouTube does not prescribe a separate real-estate tour workflow.

Method Best fit Trade-off
Mobile A solo host walking viewers from room to room with a phone. Fastest, simplest setup. Plan for a steady image and clear narration as you move.
Webcam A computer-based introduction, property presentation, or Q&A. Convenient for a fixed position, but it does not by itself give you a moving room-to-room camera.
Encoder A planned production with external cameras or microphones, graphics, or screen sharing. More production options, but you must configure the encoder and verify its feed in Live Control Room.

Check eligibility before announcing the tour

  • Your channel must be verified and must not have had a livestreaming restriction in the preceding 90 days.
  • For a mobile livestream, the channel must also have at least 50 subscribers.
  • YouTube says first-time livestream activation can take up to 24 hours, so enable it well before the scheduled tour.
  • YouTube’s general help guidance sets a minimum age of 16 to livestream.

How do I livestream a house tour on YouTube?

  1. Enable and verify live access. In YouTube Studio, verify the channel and enable livestreaming. If this is your first stream, allow up to 24 hours for activation.
  2. Create or schedule the event. In YouTube Studio, create a livestream or schedule it for the tour time. Enter the title and other event details, then choose the visibility setting: public, unlisted, or private.
  3. Choose your capture workflow. Start a mobile stream from the YouTube app for a phone-led walkthrough. For a computer presentation, use the webcam workflow. For an encoder production, enter the YouTube stream URL and stream key in the encoder, then configure its camera and audio inputs.
  4. Rehearse the route. Walk the planned path at the pace you intend to use on air. Listen for room echo, background noise, and handling noise; check that your narration stays audible through turns and between rooms. Test with movement and sound representative of the actual tour.
  5. Run a restricted rehearsal. Use unlisted or private visibility for a test, and verify who can access it. Before the real event, confirm the scheduled stream’s visibility is the one you intend.
  6. Start early and check the preview. YouTube advises starting an encoder at least 15 minutes before an event. Send the encoder feed, wait for it to appear in Live Control Room, and check the preview before selecting Go live. Check access from the channel or watch page and on a mobile device.
  7. Monitor the tour. Keep an eye and ear on the live image and sound as you move. If you are presenting alone, consider asking a co-host or moderator to watch chat and relay questions rather than trying to manage the chat while walking.
  8. End the broadcast cleanly. When the tour is over, stop the event in YouTube and stop the encoder if you used one.

Can I do a property walkthrough live from my phone?

Yes, if your channel meets mobile livestream eligibility, including the 50-subscriber minimum, and mobile streaming is enabled. A phone is the most direct choice for one host moving through a property. Rehearse turns and transitions, keep the phone steady, and make sure your voice remains clear as you walk. A stable image and intelligible narration are practical goals, not special YouTube equipment requirements.

If the tour needs several camera angles, graphics, or an external microphone, consider an encoder workflow instead. YouTube lists microphones among common external encoder hardware; a microphone is optional, and compatibility depends on the devices you use.

What equipment do you need?

  • Mobile tour: a phone capable of running the YouTube app and a way to keep the image steady enough for viewers to follow. Test the phone’s built-in audio in the rooms you will show.
  • Webcam presentation: a computer with a webcam and a suitable position for a stationary introduction or discussion.
  • Encoder production: an encoder, a camera or cameras, and any external audio hardware or graphics sources you plan to use. Connect the encoder to YouTube using the stream URL and stream key shown for the event.

There is no requirement in the cited YouTube guidance to buy a particular camera or microphone for an ordinary property tour. Use what you have if it produces a clear, stable picture and understandable speech, then test it in the actual route.

Visibility, property privacy, and live chat

YouTube lets you set a livestream to public, private, or unlisted. Keep a rehearsal restricted, and verify the event’s setting before broadcasting. A platform visibility setting controls access to the stream; it does not determine whether you have permission to show a particular property or person. Recording and access requirements can depend on the property, transaction, and jurisdiction, so check the relevant local and transaction-specific rules before filming or going live.

Tell viewers how to submit questions. If walking and monitoring chat would distract you, arrange for a co-host or moderator to watch it. This is an operational suggestion, not a YouTube-specific requirement for real-estate streams.

Should you make the tour 360-degree?

A standard phone walkthrough does not need a 360 camera. YouTube supports live 360 video as a separate, more specialized workflow. It requires an encoder configured for 360 video, equirectangular projection, and the 360 option enabled in the stream’s additional settings.

YouTube recommends the highest resolution and bitrate your setup supports for live 360, prefers 2160p or 1440p, and specifies 16:9 for best video quality. Test with representative sound and movement, then monitor quality and errors. Switching 360 on partway through changes the whole video to 360 format. See YouTube’s live 360 video guidance.

Common livestream problems and fixes

  • Livestreaming is unavailable: verify the channel, check for a restriction within the past 90 days, and enable live access early. First-time activation can take up to 24 hours. If streaming from mobile, confirm the channel meets the subscriber requirement too.
  • The encoder feed does not appear in Live Control Room: check that the encoder is sending to the correct YouTube stream URL and is using the stream key associated with the event. Confirm the encoder is running, then wait for the preview before going live.
  • Viewers cannot access the event: check whether it is private, unlisted, or public and confirm that the chosen setting matches your intended audience. Test access from the watch page or channel page and another device before the announced start.
  • Speech is hard to hear: rehearse with representative movement and room conditions. Check for background noise, echo, and handling noise; reposition or use compatible external audio equipment if needed.
  • The picture feels disorienting: slow down, steady the phone, and rehearse turns. If the tour is meant to be immersive 360 video, verify the separate 360 encoder configuration rather than treating an ordinary phone stream as 360.
  • The stream ends unexpectedly: check the encoder and connection, then follow the event controls in Live Control Room to resume or end the stream as appropriate. Do not assume that YouTube will automatically restart your specific production.

After the stream: archive and reuse considerations

YouTube automatically archives encoder streams that are under 12 hours. If the walkthrough runs longer, do not rely on an automatic archive; plan your own recording if you need a complete copy. YouTube’s encoder guide explains archiving at Create a YouTube live stream with an encoder.

A successful livestream or archive does not by itself settle copyright, permissions, or monetization eligibility. Make sure you have the rights and permissions needed for any music, images, or other material in the presentation, and check applicable requirements for the property and people shown. YouTube’s platform help pages explain stream setup, not real-estate-specific recording rules.
