In OBS Studio, create one scene for your property walkthrough and a second for the brochure, then switch between them with a keyboard shortcut or the OBS interface. Capturing the PDF viewer window keeps the stream focused on the brochure instead of exposing your whole desktop. Before going live, confirm you have permission to show the brochure and its embedded photos, renderings, music, or video.
Set up separate walkthrough and brochure scenes in OBS
OBS scenes group sources such as cameras, captured windows, displays, images, and text. A dedicated scene for each part of the presentation makes transitions predictable and reduces the chance that an unrelated window will appear on stream. OBS explains how to add and manage sources in its sources guide.
Prepare the walkthrough scene
- Open OBS and select or create the scene you will use for the live walkthrough.
- Add the camera or other video source you use to show the property. Arrange the scene so the view is clear and your microphone audio remains available.
Prepare the brochure scene
- Open the approved project brochure PDF in a viewer window. Close unrelated tabs and documents.
- In OBS, create a separate scene for the brochure, then add a Window Capture source and select the PDF viewer window, where supported.
- Fit the captured page to the scene. Check that text, labels, diagrams, and any important disclaimers are legible at the stream’s output size.
- If you cannot capture the viewer separately, use Display Capture instead. This captures the monitor, not just the PDF, so close or move private material and silence desktop notifications before switching to it.
Switch scenes during the live presentation
Use OBS’s scene controls or configure hotkeys for the walkthrough and brochure scenes. OBS documents source visibility and hotkeys in its sources guide. A cut is a direct switch; a fade can make the transition less abrupt. Choose the transition in advance and rehearse the sequence: show the property, switch to the relevant brochure page, explain it, and return to the walkthrough.
A wireless presentation clicker is optional. If its buttons send inputs compatible with your computer and OBS hotkeys, it may let you switch scenes hands-free; compatibility varies by device and setup. You do not need one: use the keyboard or OBS interface instead.

Test the stream before viewers arrive
OBS’s quick-start guide recommends testing stream settings and performance before the first live stream. Run through the full scene sequence and check:
- Legibility: brochure text and figures remain readable at the stream output size. Zoom or reposition the page if needed.
- Capture boundaries: Window Capture shows only the intended PDF viewer; if using Display Capture, no private windows, messages, or desktop notifications are visible.
- Audio: your microphone remains audible on both scenes and does not become obscured by other audio sources.
- Switching: the intended scene appears on each keyboard shortcut or click, and the transition returns cleanly to the walkthrough.
- Stream behavior: OBS remains stable during the sequence and the live output looks and sounds as expected.
Confirm brochure and media rights before streaming
Get permission from the developer or other rights holder before displaying brochure pages publicly. Check rights separately for photographs, architectural renderings, music, and video embedded in the brochure; permission to show the PDF does not necessarily establish rights to every asset inside it.

YouTube’s livestream terms require providers to have the necessary rights for live content and to comply with applicable laws. YouTube also says live streams are scanned for third-party content; detected material that remains may cause the stream to be interrupted or terminated. Even licensed third-party content may require the rights holder to add your channel to its Content ID allowlist. Ask about allowlisting where Content ID applies and arrange permissions before the event using YouTube’s live-stream copyright guidance.
India’s Copyright Act defines “communication to the public” to include making a work available to the public by display or diffusion. That makes permission relevant when publicly showing brochure material, but the definition alone does not determine whether a particular use is authorized or falls within an exception. Consult the rights holder or qualified legal advice if the position is unclear; see the Copyright Act text.
