You choose a property, while the neighbourhood provides the setting and, depending on the homestead, services and social features. Rivendell Steadings is the clearest current example, but home types, eligibility, hooks, and ownership rules vary by region.
How LOTRO neighbourhoods work
A neighbourhood groups separate properties in a shared residential space. Buying a home gives you a particular property to furnish; it does not make you a co-owner of a communal house. In Rivendell Steadings, the official guide describes a town centre with services and crafting facilities, plus a stable-master near the exit. Update 48.1 notes say new neighbourhood instances open automatically as homes in existing neighbourhoods are purchased, but do not specify a numerical threshold.
Housing areas can differ in the mix of properties and facilities they offer. Treat a guide for one homestead as specific to that region unless it explicitly says otherwise.
Rivendell Steadings: homes and eligibility
The LOTRO guide “Rivendell Housing has arrived!”, published April 28, 2026, lists this property mix for each Rivendell Steadings neighbourhood:

| Home type | Availability and eligibility in Rivendell Steadings |
|---|---|
| Standard personal home | Two per neighbourhood; any player may purchase one. |
| Deluxe personal home | Four per neighbourhood; any player may purchase one. |
| Kinship home | One per neighbourhood; the kinship must be Rank 7 or higher to purchase it. |
The same guide says a kinship could own only one home and had to abandon its existing home before moving. That is a dated rule in the April 2026 guide, not a universal rule for every home type or homestead; check the current in-game purchase and move options if your kinship is relocating.
How to visit or tour a neighbourhood
Rivendell has several documented ways in. The direct entrance is southwest of the Rivendell stables, near the tree bridge. You can also reach the Steadings through the Broker’s Office in Bree or the Steadings broker board in Lalia’s Market. Hirthamel, the housing broker, offers a neighbourhood-tour quest.

- Tour a property before buying to inspect it. The Rivendell guide describes purchase through a broker menu using Mithril Coins or Homesteading Coins, or at the property’s For Sale sign.
Those routes are documented for Rivendell and should not be assumed to describe every housing region’s entrances or brokers.
What you can customize in a Rivendell home
Housing hooks are the slots where furnishings and other eligible items can be placed. Rivendell’s April 2026 guide lists exterior and interior hooks, including these categories:

Personal homes, kinship homes, and region-specific rules
“Personal” and “kinship” describe different ownership arrangements. A personal home belongs to a player or character according to that homestead’s rules; a kinship home has separate eligibility and ownership limits. Do not infer that a player who can buy a personal home can also buy a kinship home, or that a feature available in one region applies everywhere.

Rohan premium housing is a separate case
The official Rohan housing guide says a character may own one classic personal house and multiple premium homes. It also says Rohan housing at the time of that guide offered personal homes rather than kinship homes; personal homeowners could allow kinmates to visit through the Kinship panel. That Rohan-specific arrangement does not apply to Rivendell, whose guide explicitly lists a kinship property.
The Rohan guide also says VIPs do not pay housing upkeep. For other players, Rohan premium-home upkeep follows the general premium-housing rules; check the current in-game information for the applicable cost and terms.

Storage and older premium-housing notes
Older premium-housing documentation described storage shared across a player’s premium and classic homes. Update 27.2 later described per-house storage as separate from Shared Housing Storage for premium housing, and said cosmetic pets and kinship visits were available for every home while other features cited in those notes were Rohan-specific. Update 48.4 documented a correction affecting certain personal premium homes bought during a short Rivendell launch window, while expressly excluding outstanding kinship-storage issues from that fix.
Because these notes span different updates and home types, they do not establish one storage behavior or capacity for every account and property. For a storage problem, rely on the current home’s in-game UI and support guidance rather than assuming the older descriptions match your situation.
The 2026 neighbour feature is not the same as visitor access
In an August 2, 2026 announcement, Standing Stone Games described a neighbour feature connected with The Wolves of Mordor pre-order offerings. A player places a special item on a housing hook to invite a neighbour to visit, then develops that relationship through conversations, gifts, and missions. This is a relationship feature; the announcement does not say that relationship rank grants general permissions for other players to enter a home.
The publisher says the neighbourhood mission board offers a selection of five missions each day. Players share a mission story with a neighbour, whose response depends on that neighbour’s preferences. The announcement describes twenty personality traits per neighbour: seven common to versions of the same character and thirteen unique to an individual instance. These are figures reported by the publisher in 2026.
