The closest modern alternatives to The Sims are Paralives and inZOI: both aim at life simulation, character creation, relationships, and building, though both are Early Access games. If you mainly enjoy designing houses, guided cozy adventures, or choice-driven life stories, other games on this list may suit you better.
There is no single best substitute for every player. Use the guide below to match a game to the part of The Sims you want to keep.
Which games are most like The Sims?
Start with these two if you want a modern life sim that combines creating characters, shaping homes, and following relationships and daily lives. Their Early Access status matters: features and completeness can change as development continues.
1. Paralives — flexible building and household life
Paralives is the most direct fit if you want to design a home and then play through the lives of the people in it. Its Steam description covers an open-world town, character creation, jobs, relationships, skills, family life, and construction. The game entered Early Access on May 25, 2026. Steam cautions that bugs, unbalanced features, or missing content may occur, and the developer’s estimate of roughly two years to version 1.0 may change. See Paralives on Steam.

PC Gamer describes its build mode as unusually adaptable, including resizable objects and grid-free wall construction. Its June 2026 coverage also noted that Live Mode still needed development at the point it reviewed the game; that launch-era observation should not be treated as a description of the current build without checking newer updates. PC Gamer’s games-like-The-Sims guide.
2. inZOI — realistic presentation and an open world
Choose inZOI if you want a more realistic-looking life sim and an open-world setting. PC Gamer’s coverage describes character creation, building, weddings, pregnancy gameplay, and drivable cars. It is also an Early Access alternative, so its current depth and completeness may differ from what was available at launch. The launch-era impression that the world felt somewhat empty is time-sensitive, not a settled judgment about the game today. PC Gamer’s games-like-The-Sims guide.
Which games are best if you want a different kind of life sim?
3. The Sims 3 — another flavor of the same series
If you want more life simulation but do not need a separate franchise, The Sims 3 is a natural return point. PC Gamer recommends it for players seeking a different experience from The Sims 4, with gameplay more likely to bring complications and surprises. It is the same series, rather than a substitute from another developer. PC Gamer’s games-like-The-Sims guide.

4. Tiny Life — a compact, pixel-art household sim
Tiny Life scales household simulation down to pixel art. The game lets you build homes and community lots, create families, and manage their lives across multiple neighborhoods. PC Gamer described it as Early Access at the time of its coverage; check its current store listing for development status and features. PC Gamer’s games-like-The-Sims guide.
5. Coral Island — relationships alongside farming
Coral Island blends farming with life-sim relationships, townspeople, and community rebuilding. It is a good choice if you want social routines and a community to invest in, but farming is central to its appeal; it is not a close replacement for controlling a household. Which games are best for building and decorating?
6. House Flipper 2 — renovation and interior design
House Flipper 2 is for the player who loves improving a home more than managing the people who live in it. Its renovation loop includes cleaning, repairing, painting, furnishing, and flipping houses, alongside a free-building mode. Think of it as a building-focused companion, not a full life-management sim. Summer Engine’s 2026 games-like-The-Sims guide.

7. Townscaper — a no-pressure building toy
Townscaper strips away household needs and career goals in favor of relaxed town construction. It captures the pleasure of making a place look the way you want, but it does not simulate a household or give you a structured set of objectives. Summer Engine’s 2026 games-like-The-Sims guide.
Which games are best for managing people and routines?
8. Two Point Hospital or Two Point Campus — institution-scale management
Both games turn the challenge of keeping people happy into institutional management. You place rooms, hire staff, and manage the needs of the people passing through your organization. Pick Two Point Hospital for a hospital setting or Two Point Campus for a university; neither centers on a playable household. Summer Engine’s 2026 games-like-The-Sims guide.

Which games offer cozy social play?
10. Disney Dreamlight Valley — guided adventures with familiar characters
Disney Dreamlight Valley pairs decorating a valley with quests and time spent with Disney and Pixar characters. Its more guided adventure structure suits players who like cozy social routines but prefer direction and goals to an entirely open-ended household simulation. Check current platform and purchase details before choosing a version, as those can change. Summer Engine’s 2026 games-like-The-Sims guide.
11. Animal Crossing: New Horizons — a relaxed island life on Switch
Animal Crossing: New Horizons is a cozy social alternative for Nintendo Switch players. You move to an island, decorate, and befriend animal villagers at a relaxed pace. It does not let you create and manage a human household like The Sims, so choose it for its island routines and neighborly feel instead. Summer Engine’s 2026 games-like-The-Sims guide.
