What owners pay
As listed on Evolve’s management page and FAQ when checked for this review, advertised plans are Core at 10% of booking revenue, Plus at 15%, and Pro at custom pricing. Evolve also lists a one-time $250 onboarding fee, plus $25 for each additional property on the management page. These are advertised terms, not a quote for every owner: fees and contract terms can change, so check the current offer and signed agreement.
The percentage alone is not the full operating cost. Cleaning and other on-the-ground services may be arranged separately, and owners should establish who selects providers, pays them, and handles problems. Ask for a written breakdown of the management fee, onboarding, payment processing or other applicable charges, local service costs, and any cancellation or protection terms before signing.

Who handles guests and local issues?
Evolve says it provides 24/7 owner and guest support. Its materials distinguish remote support from in-person assistance: the owner chooses a Guest Contact who can provide local, on-the-ground help, while Evolve’s remote team coordinates questions and issues. Plus and Pro include a Premium Support Desk according to the management page. That wording should not be read as a guarantee that Evolve itself sends a technician, cleaner, or other local worker.
Owners should verify the Guest Contact arrangement, response expectations, after-hours escalation, and responsibility for urgent repairs before enrollment. Travelers booking an Evolve-managed home should use the contact and instructions supplied for that specific reservation; the local point of contact can vary by property.

Trustpilot’s Evolve.com profile showed a 3.8 TrustScore and thousands of reviews in the search-result snapshot available for this review. Trustpilot says reviews express reviewers’ opinions, and the profile indicates it was merged with other profiles. The score and review count are dynamic platform snapshots, not a representative survey or a guarantee of the experience at a particular rental.
Evolve also describes its own review process: it follows up with guests after checkout to encourage reviews and says a review team responds to negative feedback. Its review guide states, “Since reviews are so key to the performance of a listing, we have a whole team of review experts checking that every property is getting reviews.” That is the company’s account of its process; it does not establish how representative the resulting reviews are. These are company-reported marketing figures, not independently verified performance comparisons. The difference in displayed star figures is another reason to treat ratings as page-specific snapshots rather than a single settled measure.
How to decide whether Evolve fits your property
Evolve may suit an owner who wants help with listing, pricing, booking communications, and payment administration while retaining or arranging local operations. It may be a poor fit if the owner expects a full-service local manager to supply cleaning and in-person support as part of one clearly inclusive fee. The right comparison is not just the headline percentage.
