GTA Online’s mansions launched on December 10, 2025, with base prices of GTA$11.5 million to GTA$12.8 million. Those published prices—not the uncertain pre-release leak—are the figures to use now. Optional upgrades can push the total above GTA$17.5 million, according to GTA Base’s July 2026 update guide.
How much do GTA Online mansions cost?
These are the published launch prices for the three properties, reported by GTA Base and also listed in GameSpot’s December 2025 guide. The figures are GTA$, not real-world currency.

What the pre-release leak actually established
Before release, GTA BOOM reported that Rockstar had shared mansion price information with content creators. The report itself questioned what the amount meant: it might have referred to the cheapest mansion’s starting price, or to Rockstar covering a pricier option for creators. The retrieved report did not include primary documentation of that communication, so it does not establish a final price for any property.

The launch prices above are the confirmed figures. The leak is useful as pre-release context, but it should not be treated as a price list or as proof that a specific rumored amount was the final cost. GTA BOOM’s report preserves that uncertainty.
Expect a higher bill for customizations
The listed price buys the property at its base cost; it does not include every optional room, feature, or enhancement. GTA Base estimates that buying all customizations and upgrades brings the total above GTA$17.5 million. The exact figure depends on the options selected, so check the current in-game purchase flow before committing.

Reported mansion features include a 20-car garage, AI assistant, salon, kennel, and trophy cabinets. Optional additions include an armory, vehicle workshop, private security, car podium, and master control terminal or production boosts. Decor and interior options are also described in GameSpot’s guide. Availability and prices can change, so use the in-game menu as the authority for the choices currently offered.
Where to buy a mansion
At launch, the properties were available through the Prix Luxury Real Estate site in the in-game phone browser. Open that site, choose a property, and review its base price and available additions in the purchase flow before confirming.

GameSpot also reported that owning a mansion was required to start the KnoWay Out missions and access the new Michael De Santa mission in the update. Because mission requirements can change with updates, check the current in-game prompts rather than relying on that launch-era requirement as permanent guidance.
The GTA$2 million discount has expired
Rockstar offered a GTA$2 million mansion discount to players who completed all three New Listings missions by December 7, 2025. The missions were disabled when the update launched on December 10, so this was a time-limited pre-release promotion, not a discount players can still earn. Rockstar’s announcement gives the original condition; GTA Base notes that the promotion ended with the missions’ availability.

A mansion can also be an activity requirement
In a July 17, 2026 report, PC Gamer said that a mansion plus the art studio upgrade required to unlock the Kortz Center heist cost at least GTA$16.2 million. It also reported a GTA$2 million payout for a first completion, with lower payouts for repeat runs later in the week. These are figures PC Gamer reported for that activity and date, not a mansion’s base price or a guaranteed current return; balancing changes may affect them.
