Furnishings usually cost extra, so compare the full base cost—not just the price to acquire the property. Benirus Manor in Anvil is the exception: after you complete Where Spirits Have Lease, its curse is lifted and it is furnished.
How to buy a house
- Choose your edition. This guide’s eight-house price list covers classic Oblivion. Remastered has additional properties associated with DLC in earlier releases; see the edition note below.
- Find the correct seller. For most city houses, ask the count, countess, or their agent at the town castle. For the Imperial City Waterfront shack, go to the Office of Imperial Commerce in the Market District. The Bethesda game manual gives the general direction to speak with a town’s count, countess, or castle agent.
- Meet the seller’s requirements. If the house is not offered, check the seller’s disposition, your Fame, and any quest-state restriction. The requirements vary by city.
- Buy the property, then budget for furnishings. In most cities, a local merchant sells furnishings after you own the house. The figures below are base planning totals, not guaranteed checkout totals; actual transaction prices can vary.
- For Benirus Manor, finish its quest. The manor is haunted. Complete Where Spirits Have Lease to lift the curse and receive the furnishings automatically.
Classic Oblivion house prices and requirements
The following purchase prices and furnished totals are classic-game reference figures reported by The Elder Scrolls Wiki’s house overview (accessed 2026). The furnished total combines the listed house price and furnishings where applicable; it is useful for planning, not a promise of the exact amount you will pay in a particular playthrough.

Which house should you buy?
Choose by the amount you can spend, the seller requirements you can meet, and whether you want to complete a quest to get a home ready. The entry price alone can be misleading because furnishings add substantially to most homes’ base totals.
- Lowest entry price: The Imperial City shack costs 2,000 gold to buy, with a reported furnished base total of 4,000 gold.
- Low-cost manor: Benirus Manor costs 5,000 gold, and the reported furnished total is also 5,000 gold. You must complete its haunting quest to resolve the curse and obtain its furnishings.
- Mid-range options: Bravil’s reported furnished total is 7,900 gold; Leyawiin’s is 14,000 gold; Bruma’s is 19,900 gold.
- Higher-cost homes: Cheydinhal’s reported furnished total is 30,000 gold, Arborwatch’s is 39,400 gold, and Rosethorn Hall’s is 48,200 gold. Rosethorn Hall has the highest listed purchase price and furnished total.
Benirus Manor: what to expect
Buying the Anvil manor does not immediately give you an ordinary, ready-to-use home: its haunting becomes part of the process. Complete Where Spirits Have Lease to lift the curse. The quest includes fights with ghosts, so be prepared for combat. Once it is resolved, the manor is furnished without buying separate upgrades. Oblivion Remastered: a different home list
The eight city properties and prices above are for classic Oblivion, not a complete list for Remastered. Remastered location references also include Dunbarrow Cove, Frostcrag Spire, Battlehorn Castle, and Deepscorn Hollow—properties associated with DLC or quest access in earlier releases. A Remastered guide says homes may be bought from NPCs or received as quest rewards; availability and directions depend on the edition. Not every accessible room, inn bed, abandoned property, or quest hideout is a purchasable house, and some other properties may have containers that reset.

Use containers that belong to you for items you intend to keep. The Bethesda manual warns, “Don’t leave things in containers you don’t own! They may not be there when you come back for them!”
