How to Get a House or Apartment in FFXIV

Apartments cost 500,000 gil and can be bought from a caretaker; private houses require an available plot, a lottery or direct purchase, and a construction permit.

To get an apartment in Final Fantasy XIV, reach level 50 in a class or job, earn Second Lieutenant in a Grand Company, then buy a room from an Apartment Caretaker for 500,000 gil. To get a private house, meet the same basic requirements, acquire an available private plot through its listed purchase method, then buy and use a construction permit. Apartment availability and housing plots are World-specific, so check in game before planning a purchase.

Choose an apartment or a private house

An apartment is the simpler, less expensive option: there is no land lottery, and your room is ready once you purchase it. A private estate gives you a plot and requires a separate construction step after the land purchase.

How you obtain it Purchase from an Apartment Caretaker in a residential district if the building has a room available. Purchase an available private plot by the method assigned to that plot: lottery or first-come-first-served.
Limit One apartment per character. Owning a private or Free Company estate, or private chambers, does not prevent an apartment purchase. (Square Enix patch notes) Service-account limits apply by World; consult the current official guide for the private-plot and Free Company restrictions.
Extra construction step None; the apartment is the room. Buy and use a construction permit after acquiring the plot.

How to get an apartment

  1. Reach level 50 in at least one class or job.
  2. Join one of the three Grand Companies and attain Second Lieutenant rank: the Maelstrom, the Order of the Twin Adder, or the Immortal Flames.
  3. Travel to a residential district and enter an apartment building with a vacancy.
  4. Speak to the Apartment Caretaker in the lobby and pay 500,000 gil.

Each building can have up to 90 apartments, but that is not a guarantee of current vacancies. Check the building in your World; a vacancy in one World does not establish availability in another. (Square Enix patch notes)

How to buy a private house

Meet the requirements and find a private plot

Reach level 50 in a class or job and earn Second Lieutenant in a Grand Company. Your service account generally cannot maintain more than one private plot on the same World, subject to the relocation exception described in Square Enix’s housing guide.

Find an available plot designated for private buyers. Each plot’s placard identifies its purchase method and current status. Depending on the plot, purchase is either first-come-first-served or by lottery; arrangements may change as land availability changes. Use the in-game Housing status and placard rather than relying on an old announcement.

Budget for both the land and the hall

Plot prices depend on size and grade. Square Enix’s current guide lists these ranges:

Plot size Listed price range
Small 3,000,000–3,750,000 gil
Medium 16,000,000–20,000,000 gil
Large 40,000,000–50,000,000 gil

After purchasing the land, buy a construction permit and use it to build the estate hall. The in-game path is Social → Housing → Estate Hall → Purchase Construction Permit. Permits differ by estate type and price; they are also available from vendors and the Market Board. The plot price alone is therefore not the full acquisition cost. (Square Enix housing guide)

How the housing lottery works

The standard cycle is nine Earth days: five days to enter followed by four days to check results and finalize a winning purchase. Maintenance or other schedule changes can shorten a period, so follow the dates shown in game. (Square Enix housing guide; Square Enix lottery announcement)

  1. During the entry period, visit the placard for a plot open to private purchase and choose the lottery entry option.
  2. Deposit the plot’s full listed price. You cannot withdraw an entry. Entering earlier in the period does not improve your odds; the winner is selected randomly from the entries. (Square Enix lottery service update)
  3. During the results period, return to the same placard to check the result.
  4. If you win, finalize the purchase at the placard before the results period ends. If you fail to claim the plot in time, 50% of your deposit is charged as a cancellation fee.
  5. If you lose, claim your full deposit refund at the placard. The refund remains available until 90 days after the results period ends.

Buying for a Free Company is different

A Free Company estate has separate eligibility rules from a private house. The Free Company must have at least four members and be rank 6 or higher. The member who enters the lottery or purchases the plot must have authority to purchase or relinquish land and must have been in the Free Company for at least 30 days. These conditions must still be met when the plot is purchased. The official guide also limits each Free Company to one estate plot and sets service-account limits on Free Company plots per World. Check the current housing guide for applicable account restrictions.

Check availability in your World

Neither apartment vacancies nor open plots are established by a general price list. They change by World and, for land, by plot and purchase cycle. Inspect apartment buildings and plot placards in game, and use the Housing status interface for current status and dates. Square Enix notes that plot purchasing arrangements and restrictions may change in future patches.
