National figures and online rent estimates can add context, but neither tells you what a particular home will command. Revisit both price and terms when actual renter response is weak relative to competing listings.
Start with the renter’s realistic alternatives
Build a comp set from rentals a prospective tenant could reasonably choose instead of yours. Start in the same neighborhood or practical submarket, and prioritize currently available homes with similar housing type, bedrooms, bathrooms and approximate size. A distant listing or a different kind of home may be a poor guide even if its rent looks attractive.

Record asking rent and verify whether the unit is still available. Listings show asking prices, not necessarily the rent ultimately agreed in a signed lease, so treat them as evidence rather than proof of what a tenant will pay.
Compare the full cost, not just the headline rent
For each comparable, note condition, renovations, parking, laundry, utilities, pet terms, included services, fees, lease length and move-in date. These details can change how attractive or costly an offer is. A larger or newly renovated unit is not automatically a useful match for a smaller home in need of updates.

Account for concessions by calculating their effect across the lease. For example, one free month on a 12-month lease reduces the tenant’s average monthly cost by one-twelfth of the stated annual rent, before considering other fees or included services. Compare that effective cost with a similar unit offering no concession; do not assume the lower advertised rent is always the better deal.
Concessions are common on Zillow’s platform: Zillow Group reported that 39.7% of its rental listings included one in June 2026, up from 35.2% a year earlier. That platform-specific figure is a reason to check incentives in your own market, not a measure of every U.S. listing or completed lease. Zillow Group’s June 2026 rental report also put typical U.S. asking rent at $1,965, up 2.2% year over year; neither national number sets the price for an individual property.

Adjust for your property—and show the uncertainty
After finding the closest matches, account for differences that plausibly affect renter demand or cost, such as condition, parking, laundry or utilities. Avoid applying a broad per-square-foot average as if it captures location and condition. If there are few close comparables, widen the range cautiously and make clear that the evidence is less certain rather than treating a distant or dissimilar listing as an exact match.

An online estimate can serve as a cross-check. Zillow describes Rent Zestimate as a starting point, noting that it may not capture special features, local conditions, negotiation, incentives or lease length. Zillow says a wide estimate range can indicate less data or greater volatility, and recommends comparing nearby rentals and consulting a local real-estate professional. Use national and official figures only for context
National market indicators can help explain the backdrop, but they do not establish that a particular neighborhood is slow or identify an appropriate asking rent. The U.S. Census Bureau’s rental vacancy rate was 7.3% in 2026 Q2, compared with 7.0% in 2025 Q2. The 2026 Q2 regional rates ranged from 9.5% in the South to 5.3% in the West, with the Midwest at 6.9% and the Northeast at 5.9%. These quarterly Census figures, reported by FRED, cover a different population and use a different methodology from Zillow’s platform measures; do not treat them as interchangeable. FRED’s Census rental vacancy release table provides the series and regional breakdown.
HUD Fair Market Rents (FMRs) have a program role, not the role of a bespoke private-market appraisal. HUD lists uses including Housing Choice Voucher payment standards, some project-based contract rents and certain program rent ceilings. FY 2026 schedules are listed as effective May 21, 2026. For voucher-related decisions, check current local rules and the applicable payment standard; for an open-market listing, rely on local comparables. Choose asking rent and terms together
A price decision is not just a choice between holding firm and lowering the monthly rent. Compare possible offers using the same lease assumptions and consider whether a concession or a different move-in date would make the property more competitive. Zillow Senior Economist Kara Ng said, “More supply on the market means more choices, and more choices mean landlords have to compete on price and incentives.” Zillow’s June 2026 report attributes the statement to Ng.

When weighing strategies, consider the owner’s actual vacancy costs rather than assuming there is a universal break-even point. A higher asking rent may mean waiting longer; a lower effective rent may reduce vacancy exposure. The right trade-off depends on carrying costs and the likelihood of attracting a qualified tenant, neither of which a national statistic can calculate for your property.
- Effective rent: stated rent minus the value of free periods and recurring concessions, spread across the lease.
- Vacancy exposure: the cost of waiting at a higher asking price, calculated from your own carrying costs.
- Tenant fit: consider inquiry quality, applications and likely match—not just listing views.
- Lease implications: compare term length, start date, included services and potential renewal effects.
- Evidence quality: weigh how close and recent the local comparables are, and whether their signals agree with estimator ranges or local professional input.
Use renter response to decide what to revisit
Track inquiries, qualified applications and showings while accounting for how long and where the listing has been exposed. If response is weak compared with genuinely similar competing rentals, first check that your comparables are still relevant and that the listing is visible and clearly presents the property and its terms. Then revisit both the asking price and the effective offer.
There is no universally supported number of days to wait or percentage to cut. Local market velocity, listing exposure and your vacancy costs differ. Use the evidence from your own submarket to choose when and how much to adjust.
