Then plan a short room-by-room route, rehearse it as an unlisted stream, and verify the picture, sound, upload connection, orientation and replay settings before going public.
Check YouTube Live eligibility before planning the tour
YouTube’s general live-streaming guidance says a channel must be verified and have had no live-streaming restriction in the previous 90 days. YouTube also states that streamers must be at least 16. See YouTube’s live-streaming eligibility guidance.
For a phone-based tour
Mobile live streaming has additional requirements: the channel must have at least 50 subscribers, be verified, have live streaming enabled, use a supported operating system, and have no recent live-streaming restriction. First-time mobile activation can take up to 24 hours. Confirm current eligibility and settings in YouTube Studio well before the event; rules and availability can change. YouTube may limit the mobile audience for channels with between 50 and 1,000 subscribers. The mobile archive may also default to private for these channels, so check both the live audience settings and the replay’s visibility rather than assuming either will be public.

Choose a streaming approach
YouTube describes mobile as useful for vlogging and quick updates, webcam streaming as a quick computer option, and encoder streaming as suitable for setups with overlays or additional hardware. For a walking tour, a phone is often the simplest starting point if the channel is eligible and the building has reliable coverage. A planned production that needs overlays or additional equipment may suit an encoder setup. Consider movement, audio monitoring, connection reliability, overlay control and whether your intended viewers need a vertical or horizontal picture. Clear filming and project checks first
Get the site owner’s permission and agree with the project team which areas may be filmed, when filming is permitted, and how to handle residents, visitors and staff. Avoid recording people, private documents, access codes or unit numbers without authorization. These are practical safeguards; the permission needed at a particular property depends on the actual site and arrangement.

YouTube’s livestream terms require creators to follow Community Guidelines, have the necessary rights to streamed content, and comply with applicable laws and regulations. Use music and other material only when you have appropriate rights. Read YouTube’s livestream terms and conditions.
Check RERA details for the actual project
India’s Real Estate (Regulation and Development) Act, 2016 is a central framework administered through state and Union Territory authorities. For projects to which the Act applies, the central law requires registration before advertising or marketing. Section 11(2) calls for the Authority website and project registration number to be stated prominently in a promoter’s advertisement or prospectus. The Ministry of Housing and Urban Affairs’ FAQ says the promoter is responsible for the accuracy of advertisement and prospectus information. Consult the Act on India Code and the Ministry’s RERA FAQ.

Before publishing a promotional tour, ask the responsible promoter or compliance lead to confirm the project’s registration status, the correct Authority website and registration number, and any presentation or disclosure requirements for the project’s state or UT. Local rules can add detail: for example, Rajasthan’s 2024 regulations include directions concerning YouTube and other social-media platforms. Those provisions are jurisdiction-specific, not a nationwide rule. See Rajasthan RERA’s Regulations-2024. A Ministry release dated 30 July 2026 also summarizes the registration requirement and notes that land is a state subject: Implementation of RERA Act, 2016.
Use approved, current project material for claims about specifications, price, availability, possession or returns. A sample flat is a demonstrator; its appearance alone does not establish that every unit or delivered specification is identical. Do not invent a registration number, QR code, price, availability claim or project status. If you receive payment, free access or another benefit for the tour, confirm how that relationship should be disclosed for the arrangement and current rules; the applicable requirement cannot be determined without those specifics.

Plan a route that viewers can follow
Write a simple route and decide who will narrate, operate the phone and respond to questions. A useful sequence is entrance, living and dining area, kitchen, bedrooms, bathrooms, balcony and view, then shared amenities only if filming is authorized. Keep the route consistent so viewers can understand how the spaces connect.
- Prepare project facts from approved documents. State dimensions and specifications only when verified.
- At each room transition, pause briefly so viewers can orient themselves and see the space before you move on.
- Distinguish demonstrator features from confirmed inclusions; do not let the camera imply that an optional fitting is standard.
- Plan an opening that identifies the project and sample flat, explains that the stream is a walkthrough, and provides official project details as advised by the promoter and applicable authority.
- Close by directing viewers to an authoritative place to verify project information and explaining how to request an in-person visit. Avoid unsupported promises about availability, price, possession or returns.
This is a practical run-of-show, not a sequence mandated by YouTube or RERA.

Frame the phone, manage sound and check the network
YouTube’s filming guidance recommends planning content, framing the shot, testing audio and signal strength, and using a tripod, selfie stick or accessories to reduce camera shake. A microphone may improve sound. For a moving presenter, a compatible phone gimbal or wireless microphone may be useful options; a tripod is more suited to stationary shots and rehearsal. These are equipment suggestions, not tested product recommendations, so check phone compatibility before buying. See YouTube’s filming tips.
Make the picture steady and legible
- Hold the phone so viewers can see the room rather than only the presenter. Move deliberately and avoid fast pans.
- Test the chosen orientation and framing in every room, including narrower spaces and the balcony or view.
- Use a tripod for stationary explanations; consider a stabilizing accessory for a walking shot.
Make speech easy to hear
- Test speech from the positions where the presenter will stand, not just next to the phone.
- Listen for echo, traffic, air-conditioning and construction noise. Reduce avoidable noise or change the speaking position.
- If using an external microphone, check that the phone recognizes it and that its battery and connection are ready.
Leave upload-bandwidth headroom
YouTube advises that the total stream bitrate must fit the available upload bandwidth and recommends leaving 20% spare. Test the actual connection at the property and along the route; a strong signal at the entrance does not guarantee coverage in every room. YouTube gives about 10 MB per minute as a general mobile-data rule of thumb, not a guaranteed consumption rate. Check your data plan and estimate usage for the planned duration. Choose vertical or horizontal before going live
Pick the format for the way viewers are expected to watch, then check the current Live Control Room options before the event. YouTube describes vertical streams as eligible for discovery in the Shorts feed. It also describes generating horizontal and vertical versions together through Live Control Room, with differences in feature availability. Subscribers receive one go-live notification with a shared URL. Because these options may change, confirm the available settings and their effects in the current interface. Rehearse privately, then run the public tour
YouTube recommends an unlisted test. Live streaming has no second take; as YouTube puts it, “The difference between live streaming and filming a video is that with live streaming you cannot have multiple takes.” A rehearsal helps expose issues while the stream is not public. - Before the event: Confirm channel access and eligibility, agree a permitted filming time and route with the project team, and prepare verified project details and any required disclosures.
- Set up the stream: Choose the intended orientation, title and audience. Check the connection, framing and sound from the locations you will visit. Confirm the archive and replay visibility settings.
- Rehearse unlisted: Walk the full route while monitoring picture, sound and connection. Check transitions, narration, microphone behavior and whether the selected orientation works in each space.
- Start the public tour: Identify the project and sample flat, state that viewers are seeing a walkthrough, make any appropriate relationship disclosure, and share official project information in the form confirmed by the promoter and relevant authority.
- After the tour: Check the archive’s visibility. YouTube says a mobile archive is created and its privacy can be changed, or the archive can be deleted. Review questions before making clips, and remove or edit material if needed.
Troubleshoot the common failure points
- Mobile live is unavailable: Check the subscriber threshold, channel verification, live-stream activation and recent restriction status. Allow up to 24 hours for first mobile activation and use another eligible YouTube streaming method if appropriate.
- Fewer viewers can watch than expected: For a mobile stream on a channel below 1,000 subscribers, YouTube may limit audience size. Confirm the channel’s current status and settings in YouTube Studio.
- The replay is not public: Check archive privacy after the broadcast; mobile archives for channels below 1,000 subscribers may default to private.
- Picture or audio degrades in a room: Recheck signal and upload capacity along the route, reduce movement, and repeat the test from that location. Ensure total bitrate fits available upload bandwidth with YouTube’s recommended 20% headroom.
- Viewers cannot follow the layout: Slow down at transitions, frame the room before moving, and explain where the camera is going next.
- A project claim or filmed detail is uncertain: Do not improvise. Leave it out of the live narration and confirm it with the authorized project contact before publishing or clipping the archive.
- Unauthorized content or private information appears: Review the archive promptly and change its visibility, edit or delete it as appropriate; check with the site owner and project team before sharing clips.
