For most players starting out, the 2,000-gold Waterfront Shack is the practical choice; for a magic-focused character, Frostcrag Spire is the standout fantasy. Which house should you buy first?

For a straightforward first home, start with the Waterfront Shack: it has the lowest listed purchase price and a convenient Imperial City location. If you would rather turn a purchase into a quest reward, Benirus Manor costs more but its associated quest provides the full upgrade package described by PC Gamer. If neither location suits your character, use the price table to compare the city homes against where you expect to spend time.

Are the DLC homes included in Oblivion Remastered?

Bethesda’s support page says the Remastered Standard Edition includes the base game, Shivering Isles, Knights of the Nine, and additional DLC including Fighter’s Stronghold, Vile Lair, The Thieves Den, and Wizard’s Tower. Those are the DLCs associated with Battlehorn Castle, Deepscorn Hollow, Dunbarrow Cove, and Frostcrag Spire. Can you safely store items in a player home?

Owned homes are the safer choice for long-term storage. StrategyWiki’s reference covers the original Oblivion, while Gamer Guides covers Remastered; both distinguish owned homes from miscellaneous usable containers that may reset.
