If your Airbnb host says they can no longer accommodate your home reservation, ask them to cancel it through Airbnb—don’t cancel on the host’s behalf. Check Airbnb’s cancellation email for refund details and next steps. You can choose a refund or, if eligible, booking credit to rebook; Airbnb may also help find a comparable replacement, but availability is not guaranteed.
What to do first
- Ask the host to cancel through Airbnb. Keep the cancellation attributed to the host. Airbnb specifically advises guests not to cancel for a host who cannot accommodate the stay. See Airbnb’s guest instructions.
- Read Airbnb’s cancellation email. It explains the next steps and refund information for your reservation.
- Choose whether to rebook or get a refund. If eligible, you may be offered Airbnb booking credit. You can request a refund to your original payment method instead; unused credit is automatically refunded to that method after 72 hours, according to Airbnb.
- Contact Airbnb if you need help finding another place. Airbnb says it may help locate a similar home based on location, amenities, availability, and comparable price. A replacement is not guaranteed.
Refunds and rebooking after a host cancellation
For a home reservation canceled by the host before check-in, Airbnb’s Rebooking and Refund Policy for Homes, effective February 6, 2025, says the guest is entitled to a full refund. Airbnb’s guest guidance specifies that if you choose not to rebook, the full refund includes service fees.

Airbnb initiates a refund once the reservation is canceled. The time it takes for the money to reach you depends on your bank or financial institution, so there is no universal arrival date.

If the host asks you to cancel
Do not cancel the reservation just to help the host avoid canceling it themselves. Contact Airbnb through the reservation or support route and explain that the host cannot accommodate you. Airbnb’s guidance on a host asking a guest to cancel says to contact Airbnb if the host is pressuring you.

If you already canceled at the host’s request, contact Airbnb and explain exactly what happened. Ask support to review the refund and protections that apply to your reservation; do not assume that canceling yourself automatically preserves the same outcome as a host cancellation.
If the problem happens after check-in
A host cancellation after check-in, or another serious problem disrupting a home stay, may qualify for a full or partial refund and rebooking assistance depending on the circumstances. For an issue covered by Airbnb’s policy, the reservation holder must contact Airbnb or the host within 72 hours after discovering it. Keep evidence such as photos, videos, or the host’s written confirmation.

Airbnb’s policy covers more than cancellations before arrival. Examples include being unable to access the home, an accommodation that is uninhabitable at check-in, or a material difference from the listing—such as an inaccurate accommodation type or room count, undisclosed people or pets, or a materially absent or nonfunctioning advertised feature. The outcome depends on factors including severity, how much of the stay was affected, whether you leave, mitigating factors, and the strength of the evidence.
