If your home is listed for sale but no one is making an offer, review the asking price, local competition, listing presentation, marketing reach and showing access together. A lack of offers is a signal to investigate—not proof of any single problem. Start with local sales and buyer activity, then make a specific, evidence-based plan with your listing agent.
Start with a local market check, not a universal deadline
Ask your listing agent to review recent comparable sales and homes currently competing with yours. The comparison should account for size, condition, upkeep, amenities and location—not just asking prices. Recent sales show what buyers have paid; active listings show what else they can choose today. Interpret days on market in context. Freddie Mac notes that typical marketing time varies by location and neighborhood; it can help indicate local buyer demand, and a listing that has been available for a long time may prompt questions from buyers. There is no single national cutoff that proves your home is overpriced or requires a price change. Few or no showings
If buyers are not booking visits, check the price, the first impression in search results, listing accuracy, marketing reach and showing availability. Ask your agent where the listing is being promoted and whether the photos and details make its strongest features easy to understand. Confirm that the advertised arrangements for visits are accurate and practical.

Showings but no offers
Ask for specific feedback from buyers’ agents after visits. Look for patterns: repeated concerns about price, visible condition issues, layout, access or proposed terms may point to an obstacle worth addressing. One buyer’s reaction is not conclusive, but consistent feedback across several showings is useful evidence to discuss with your agent.
Improve the listing and the in-person experience
Check that photos and property details are accurate and that the home looks as inviting in person as it does online. The NAR recommends addressing repairs and deep-cleaning before showings. Freddie Mac notes that staging or small updates can improve online appeal. Focus first on visible, practical changes that match what buyers have raised; costly work is harder to justify without a clear reason.

Staging may help, but survey findings are not a promise for an individual home. In its 2025 Profile of Home Staging, the National Association of REALTORS® reported that 29% of agents said staged homes received a 1% to 10% increase in the dollar value offered. Sellers’ agents also reported slight decreases in time on market for staged homes in 30% of cases and significant reductions in 19%. NAR’s seller handout says, “If your home has been on the market for more than 30 days without an offer, be prepared to at least consider lowering your asking price.” Treat that as a prompt to review the evidence, not an automatic rule. The right timing depends on local conditions, comparable listings and buyer response.

- Request a focused review. Ask your agent for recent sold comparables, active competing listings, price changes and local days-on-market context.
- Identify the bottleneck. Separate a lack of showings from showings without offers, then use marketing data and recurring buyer feedback to identify the likely obstacle.
- Choose a response tied to that obstacle. Depending on the evidence, options may include a price adjustment, repairs or cleaning, stronger listing media or marketing, more flexible showing access, staging, or a relevant concession. Weigh likely buyer appeal or reach, cost, implementation time, local evidence and your own timing and financial constraints.
- Set a review date and trigger. Agree when you will reassess and what evidence—such as continued low showing activity or repeated feedback—would lead you to change the price or presentation.
If you and your agent cannot resolve a consequential disagreement about value, or you have a special financial situation, an independent appraisal may help. NAR advises choosing an appraiser familiar with the local area and property type. An appraisal is an optional decision aid, not a guarantee of the price a buyer will pay.
